Local conditions
Four things determine what fails in a house, and all four vary across Virginia.
The Fan, Church Hill, Ginter Park and Northside are largely pre-1930, with galvanised supply, cast iron stacks and clay sewer laterals. Henrico and Chesterfield filled in from the 1950s through the 1990s, so the outer ring carries the usual mix of copper, CPVC and polybutylene.
Richmond’s Department of Public Utilities treats James River water for the city and wholesales to neighbouring counties; Henrico, Chesterfield and Hanover operate their own distribution. Generally moderate, though pressure varies noticeably with elevation between the river and the northern suburbs.
Piedmont clay in the west, coastal-plain sands east of the fall line, and a great deal of fill in the older city neighbourhoods.
Fifteen to twenty-five freezing nights, usually short. The damage tends to come from single sharp snaps rather than sustained cold.
Municipal throughout the core, including older combined sections in Richmond city, with septic on the rural edges of Hanover and Chesterfield.

Because the honest first question on the phone depends on where you are. Knowing the era of the house and the water supply narrows most calls before anyone drives anywhere.
Say the town and the symptom. That is usually enough to narrow it.
Common problems
Three patterns account for most of the volume here.
Pre-war Richmond neighbourhoods pair open-jointed clay sewer laterals with eighty-year-old street trees. Roots find every joint, and the result is a recurring blockage on a predictable schedule.
Stacks and building drains installed before 1975 rust from the inside and channel out along the bottom. Camera inspection is the only way to grade them.
Slowly closing pipe bores produce the pressure complaints that no valve adjustment can fix.
