Chesterfield County grew enormously from the 1970s through the 1990s, which puts a very large share of its housing stock squarely inside the polybutylene window and the CPVC era that followed it.

Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
In Chesterfield the short list runs to a drain field asked to take more water than the soil will accept, a polybutylene fitting letting go inside a wall with no warning, or a pressure tank losing its air charge and driving the pump into short cycling. Local building history narrows it that far before anyone looks at a specific property, and it is why two facts, the era of the house and the visible pipe material, settle most calls quickly.
If a Chesterfield house went up between 1978 and 1996, checking the pipe colour at the water heater is a five-minute job worth doing.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Greater Richmond page. This page covers what is specific to Chesterfield.

Well depth, pump setting, tank size and the date of the last service, on one sheet of paper near the tank. Very few Chesterfield properties have it, and having it turns a diagnostic visit into a repair visit.

Common problems
The local shortlist, matched to where it leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| A stain spreading on a ceiling | A supply fitting failing inside the floor structure | Leak detection |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |

In practice
Two local issues worth understanding before you need someone out.
Once grey pipe is confirmed, the question is scheduling rather than whether. A repipe is mostly access work: opening walls and ceilings in the right places, running new PEX or copper, then repairing and redecorating. That means the cost is heavily influenced by what else is happening in the house, and by whether the plumber can work through closets, cabinet backs, the crawl space and the attic rather than through finished rooms.
So the moments to do it are when a bathroom or kitchen is already coming apart, before new flooring goes down, or before a house is redecorated rather than after. Ask for the quote to separate the plumbing from the make-good, ask how many wall openings are anticipated and where, and ask whether the manifold arrangement will put a shutoff on each fixture group while the walls are open. That last item costs very little at the time and is genuinely useful for the rest of the building's life.
The drain field is the part you cannot replace cheaply, and most of the damage done to it is mechanical rather than biological. Vehicle weight compacts the soil and crushes distribution pipe, so no parking, no turning, no trailers. Structures prevent the evaporation and oxygen exchange the field depends on, so no sheds, patios, pools or raised beds. Tree and shrub roots find the pipe, so grass is the correct planting and the only one.
It is worth knowing where your field and its designated reserve area actually are, and marking them. Virginia health departments hold the permit records, including tank size and field layout, and if a garage or extension has been built over the reserve area the property has quietly lost its future replacement option.

Yes. Chesterfield is covered 24 hours a day, along with Midlothian, Chester, Moseley, Richmond, Powhatan and the rest of Greater Richmond. If your address sits just outside Chesterfield itself, ring anyway; coverage is wider than any list of place names.
Very large 1970s. 1990s subdivision build-out, heavy in polybutylene. County water and sewer through the developed north and east.
It depends entirely on your own bore, and there is no utility report to fall back on in Chesterfield. What we can say is that bedrock wells here are frequently hard, often with iron alongside. Test first and buy second. A softener does nothing for bacteria, a UV lamp does nothing for iron, and a carbon filter does nothing for hardness, so the panel is what decides which you need.
Enough to matter once or twice a winter. Around Chesterfield the risk concentrates in the obvious places, outdoor taps, garages, and any run against an exterior wall, and disconnecting the hoses in November removes most of it for nothing.
Almost entirely septic here. Worth knowing that the local health department holds the permit file for every system, tank size, field layout and the designated reserve area, and that file is free to request, which is a great deal easier than probing the lawn for a lid when something goes wrong.
Three things, all free. Whether the pump breaker has tripped, what the pressure gauge reads, and whether the pump is short cycling. If it is cycling every few seconds, switch it off at the breaker. That single action protects an expensive component from a cheap fault.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
