Greater Richmond · Greater Richmond
Maidens is a small rural Goochland community along the James River corridor, with large parcels and no municipal service.
Tell us the street and roughly when the house was built. Those two together rule out more possibilities than any description of the noise.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Around Maidens the same handful recurs: pipe in an uninsulated crawl space under a house that stood empty through a cold snap, groundwater finding its way into a crawl space or below-grade space, or a pressure tank losing its air charge and driving the pump into short cycling. It is worth knowing the list exists, because recognising the likely cause early is usually the difference between a repair and a replacement.
The James is close enough to matter. On the lower parcels groundwater sits high through the wetter months, so anything below floor level here is worked on wet, and a crawl space that is damp every spring is a condition to manage rather than a fault to fix.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Greater Richmond page. This page covers what is specific to Maidens.

Note where the needle sits when the pump kicks in and cuts out. Once you know your normal, every future fault is obvious in thirty seconds, and rapid cycling means switch it off at the breaker.
Tell us where and what. We can usually name the likely cause on the call.
Common problems

| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| A crawl space that never dries out | Groundwater, or a leak feeding it | Crawl space plumbing |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
A short description usually narrows it to two or three causes.
In practice
The two topics Maidens callers most often want explained at length.
There are two defensible ways to leave a house through a Virginia winter and one common mistake. You can keep it heated above freezing, which costs money but leaves the plumbing in normal service. Or you can winterise it: close the main, drain the system from the lowest point, empty the water heater, blow the lines down if possible, and put non-toxic antifreeze in the traps and toilet bowls so they do not crack. The mistake is the middle course, heat turned down to fifty and nobody visiting, which fails the moment the heating does.
If a property is left heated, it wants two things a thermostat cannot provide: someone checking it during a cold spell, and an alarm that reports a low temperature or the presence of water while there is still time to act. Cellular or wifi sensors cost very little now. The alternative is measured in weeks of running water through a floor, which is the single most expensive thing that happens to seasonal housing.
A great deal of lake housing began as weekend property, built to a summer specification and later occupied year-round. The plumbing frequently reflects the original intent: supply runs through uninsulated crawl spaces, pipe against exterior walls with no protection, and no thought given to what happens during a week at twenty degrees.
The other half of the problem is occupancy. A house that stands empty through a cold snap has nobody to notice a dropping temperature or a tap that has stopped running, so a split line discharges for days rather than minutes. If a property is left unoccupied in winter, the choices are to keep it heated above freezing, or to drain the system down properly, and a remote temperature alarm costs very little against what a week of running water does to a floor.

Yes. Maidens is covered 24 hours a day, along with Manakin Sabot, Mechanicsville, Midlothian, Lanexa, Moseley and the rest of Greater Richmond. If your address sits just outside Maidens itself, ring anyway; coverage is wider than any list of place names.
River-corridor groundwater keeping the lower parcels' crawl spaces damp seasonally. Supply pipe sweating in humid crawl spaces and presenting convincingly as a leak.
Nobody monitors a private well but its owner, so in Maidens the useful answer comes from a laboratory rather than from us. Hardness and iron are both common in wells here. The Virginia Household Water Quality Program and local health departments run periodic low-cost testing clinics, which is the cheapest route to results you can actually specify equipment against.
Milder than western Virginia, which is exactly why it catches people. Hoses stay connected in Maidens and a single sharp night does the damage, then nothing shows until the tap is next used.
Septic, for most properties here. The practical point is that Maidens households own the whole treatment process, and protecting the drain field with a sensible pumping schedule is the entire maintenance strategy.
Two things. Whether the pump runs at all, and whether it is running constantly without delivering water, if it is, kill the power immediately, because a submersible pump is cooled by the water around it and running dry destroys it in hours.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
Independent licensed professionals working locally. Nova Plumbing Connect is a referral service. We connect you with a contractor and they are responsible for the work they carry out. We do not perform plumbing work ourselves.
