Greater Richmond · Greater Richmond
Lanexa is a small New Kent community in the coastal plain southeast of Richmond, near the Chickahominy, with rural properties on private water and waste.
Tell us the street and roughly when the house was built. Those two together rule out more possibilities than any description of the noise.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
The failures that turn up most in Lanexa are a drain field asked to take more water than the soil will accept, groundwater finding its way into a crawl space or below-grade space, or a pressure tank losing its air charge and driving the pump into short cycling. None of that is a prediction about your house specifically. It is what the local building pattern makes probable, which is why the age of the house is the first thing we ask.
A high water table close to the Chickahominy keeps crawl spaces damp and complicates any below-grade repair.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Greater Richmond page. This page covers what is specific to Lanexa.

A submersible pump is cooled by the water around it. If it is running and delivering nothing, switch it off at the breaker before anything else. Running dry destroys one in hours, and that turns a diagnosis into a replacement.
Say the street and the symptom. That is usually enough to narrow it before anyone drives out.
Common problems
The local patterns, and where each one leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| A crawl space that never dries out | Groundwater, or a leak feeding it | Crawl space plumbing |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
Describe it on the phone. Most calls narrow to two or three possibilities before anyone arrives.
In practice
Two things that come up repeatedly on local jobs, in more detail than the phone allows.
Where the water table sits close to the surface, a crawl space is not going to be dry as a matter of course. It is going to be managed. That means knowing whether the moisture is groundwater, surface water finding its way in, or an actual plumbing leak, because the three have different answers and only one of them is a plumber's job.
The plumbing questions are specific: is there a leak feeding it, is the sump system working and does it discharge somewhere useful, and is any supply pipe down there insulated against both freezing and condensation? A pipe sweating in a humid crawl space drips continuously and looks exactly like a leak. Ruling that in or out is a short visit and it saves chasing the wrong problem.
A pressure tank holds water behind an air cushion so that small draws, a hand wash, a toilet refilling, are served without starting the pump. When the bladder fails or the air charge is lost, that cushion disappears, the tank fills with water, and the pump starts and stops every few seconds while a tap runs. That is short cycling, and it destroys pumps and pressure switches faster than anything else in a well system.
Checking it takes five minutes: with the pump off and the system depressurised, the air pressure at the tank valve should sit about 2 psi below the cut-in setting. Doing that once a year is the single highest-return maintenance job on a private well, because a $500 tank problem left alone becomes a $2,500 pump problem.

Yes. Lanexa is covered 24 hours a day, along with Maidens, Manakin Sabot, Mechanicsville, Midlothian, Glen Allen and the rest of Greater Richmond. If your address sits just outside Lanexa itself, ring anyway; coverage is wider than any list of place names.
Private wells and septic systems throughout. A high water table near the Chickahominy drainage.
Nobody monitors a private well but its owner, so in Lanexa the useful answer comes from a laboratory rather than from us. Hardness and iron are both common in wells here. The Virginia Household Water Quality Program and local health departments run periodic low-cost testing clinics, which is the cheapest route to results you can actually specify equipment against.
Moderate, and that is the trap. Lanexa does not get the sustained cold that makes people prepare, so hoses stay on and outdoor taps stay connected, and one sharp night is enough to split the tap body where the trapped water sits.
Septic across most of Lanexa, which puts the whole system inside your property line and outside anyone else's inspection regime. The one number worth having is the measured sludge depth at each pumping, because a few years of those readings sets your true interval far better than a rule of thumb.
Look at the wellhead and the tank, in that order. The casing should stand proud of the ground with an intact cap, and nothing should be pooling around it. Then at the tank: note the gauge reading and whether the pump cycles rapidly under a running tap, because rapid cycling is a tank fault and it destroys pumps while you wait.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
Independent licensed professionals working locally. Nova Plumbing Connect is a referral service. We connect you with a contractor and they are responsible for the work they carry out. We do not perform plumbing work ourselves.
