Greater Richmond · Powhatan County
Powhatan County is rural Piedmont. Large parcels, farmland and woods west of Chesterfield, with very little municipal service and a housing stock spread across two centuries.
Describe the symptom and roughly when the house was built. That pair narrows most Powhatan calls before anyone drives out.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
In Powhatan the short list runs to a drain field asked to take more water than the soil will accept or a pressure tank losing its air charge and driving the pump into short cycling. Local building history narrows it that far before anyone looks at a specific property, and it is why two facts, the era of the house and the visible pipe material, settle most calls quickly.
Powhatan has grown steadily west from the Richmond edge without ever getting county-wide utilities, so newer houses with modern fixtures are still running on their own wells and drain fields, and the two do not always match.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Greater Richmond page. This page covers what is specific to Powhatan.

A submersible pump is cooled by the water around it. If it is running and delivering nothing, switch it off at the breaker before anything else. Running dry destroys one in hours, and that turns a diagnosis into a replacement.

Common problems
The local shortlist, matched to where it leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |

In practice
Two local issues worth understanding before you need someone out.
The commonest mistake on a well that struggles is fitting a bigger pump. A larger pump does not create water; it draws the well down faster, and a well pumped below its recovery rate delivers air and burns out motors. What matters is three numbers: the static level when nothing is running, the drawdown under sustained pumping, and how fast the well recovers afterwards. Those are measured for free while a pump is out of the hole, and they are worth writing down.
Where demand genuinely exceeds recovery, the answer is storage rather than horsepower. A holding tank with a flow control, so the well refills at its own pace while the house draws from stored water. It is a larger install and a permanent fix, where a bigger pump is a temporary one that ends in a replacement.
Drain fields fail from too much water as readily as from too many solids. A field is sized for a household's daily flow, and exceeding it consistently saturates the soil so it stops accepting liquid, which is what produces soggy ground, unusually green grass over the field, and drains that slow throughout the house at once.
The practical consequences are simple. Spread laundry across the week rather than running eight loads on a Saturday. Fix a running toilet the week you notice it, because one can add several hundred gallons a day to a system built for normal use. And keep roof, driveway and sump discharge directed well clear of the field. Rainwater has no business in a septic drain field.

Modern high-demand fixtures and appliances drawing on wells sized for older, smaller households. Private wells in Piedmont bedrock where recovery rate matters more than pump size.
There is no utility answer for Powhatan. Almost everything here is on a private well, and hardness varies property to property. Bedrock wells here commonly return hard water and often iron. A panel from a certified lab is what tells you, and local health departments periodically run low-cost clinics.
Moderate, and that is the trap. Powhatan does not get the sustained cold that makes people prepare, so hoses stay on and outdoor taps stay connected, and one sharp night is enough to split the tap body where the trapped water sits.
Septic across most of Powhatan, which puts the whole system inside your property line and outside anyone else's inspection regime. The one number worth having is the measured sludge depth at each pumping, because a few years of those readings sets your true interval far better than a rule of thumb.
Look at the wellhead and the tank, in that order. The casing should stand proud of the ground with an intact cap, and nothing should be pooling around it. Then at the tank: note the gauge reading and whether the pump cycles rapidly under a running tap, because rapid cycling is a tank fault and it destroys pumps while you wait.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
