Greater Richmond · Goochland County
Beaumont is a small rural Goochland community of scattered properties on large parcels, well outside municipal service.

Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Ask what goes wrong in Beaumont and the answer is usually a pressure tank losing its air charge and driving the pump into short cycling or a drain field asked to take more water than the soil will accept. The pattern follows the housing rather than the address, so the useful opening question is when the place was built and what the pipe looks like where it is visible.
Beaumont's parcels are large enough that a leak on the line between the well and the house can run for weeks into open ground without anyone seeing water. The pressure tank cycling more often than it used to is usually the only warning.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Greater Richmond page. This page covers what is specific to Beaumont.

What the pressure gauge reads, and whether the pump cycles rapidly while a tap runs. Those two answers separate a cheap tank repair from an expensive pump replacement.
Say the street and the symptom. That is usually enough to narrow it before anyone drives out.
Common problems
The local patterns, and where each one leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| A tap that gives nothing on a cold morning | A frozen line, and possibly one already split | Frozen pipe repair |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
Describe it on the phone. Most calls narrow to two or three possibilities before anyone arrives.
In practice
Two things that come up repeatedly on local jobs, in more detail than the phone allows.
Two arrangements are common on rural Virginia properties. A submersible pump hangs in the bore below the water line, so there is nothing to see above ground except the wellhead, a buried supply line and the pressure tank indoors. A jet pump sits above ground, usually in a basement or well house, and it is the visible motor and pipework people picture when they think of a well pump. Submersibles are the norm on deeper wells and last longer; jet pumps are limited in lift but far easier to reach.
Why it matters on the phone: a jet pump that has lost its prime will run without delivering, and re-priming it is sometimes a homeowner job. A submersible that runs without delivering is either sitting above a dropped water level or has a broken drop pipe, and pulling it needs equipment. Knowing which you have, plus the depth if the drilling record survives, turns a diagnostic visit into a repair visit.
A pressure tank holds water behind an air cushion so that small draws, a hand wash, a toilet refilling, are served without starting the pump. When the bladder fails or the air charge is lost, that cushion disappears, the tank fills with water, and the pump starts and stops every few seconds while a tap runs. That is short cycling, and it destroys pumps and pressure switches faster than anything else in a well system.
Checking it takes five minutes: with the pump off and the system depressurised, the air pressure at the tank valve should sit about 2 psi below the cut-in setting. Doing that once a year is the single highest-return maintenance job on a private well, because a $500 tank problem left alone becomes a $2,500 pump problem.

Very long buried supply runs where a leak surfaces as pump behaviour rather than as visible water. Wells in Goochland bedrock, hardness varying property to property.
Most Beaumont properties draw from a private well, so it depends on your own well rather than on any utility. Wells here typically draw from bedrock and are frequently hard, often with iron alongside it. Nobody tests it but you, so a laboratory panel is the only real answer.
Harder than most of Virginia. Beaumont gets sustained sub-freezing spells rather than the odd cold night, which is what finds uninsulated crawl-space runs, unheated outbuildings and hose bibs left connected. Disconnecting every hose in November prevents the majority of outdoor tap failures.
Mostly septic. In Beaumont the majority of properties run their own tank and drain field, which makes the pumping interval the single biggest determinant of long-term cost. The tank is cheap to service, the field is not cheap to replace.
Look at the pressure gauge by the tank: note what it reads when the pump starts and stops, and whether the pump is cycling rapidly while a tap runs. If it cycles every few seconds, switch it off at the breaker. That protects the pump from what is usually a much cheaper tank fault.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
