Greater Richmond · Henrico County
Sandston is an eastern Henrico community with a substantial share of 1940s housing built for wartime and airport-related work, giving it an unusually consistent and now unusually old housing stock.

Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
In Sandston the short list runs to roots working into the open joints of a clay lateral or supply pipe that has closed up internally rather than sprung a leak. Local building history narrows it that far before anyone looks at a specific property, and it is why two facts, the era of the house and the visible pipe material, settle most calls quickly.
A neighbourhood built almost entirely in the 1940s means galvanised supply pipe reaching end of life across whole streets at once.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Greater Richmond page. This page covers what is specific to Sandston.

Whether it is one fixture or all of them. A single slow drain or weak tap is a local fault; the whole house behaving badly is a pressure, pipe or line problem, and they are different visits.

Common problems
The local shortlist, matched to where it leads.
| You notice | Usually means | Start here |
|---|---|---|
| Pressure that has faded over years | Rust scale closing the bore of old supply pipe | Whole-home repiping |
| A stain spreading on a ceiling | A supply fitting failing inside the floor structure | Leak detection |
| Blockages that come back on a schedule | Roots in the joints of a clay lateral | Root intrusion removal |
| More than one drain slow at once | A line problem rather than a fixture problem | Drain cleaning |
| No hot water, or not enough of it | A heater fault, or a capacity mismatch | Water heater repair |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |

In practice
Two local issues worth understanding before you need someone out.
Clay sewer laterals were laid in short sections with joints every few feet, and those joints open slightly as the ground moves. Roots are drawn to the moisture and nutrients, find the gap, and grow into the pipe, where they form a mat that catches everything passing. Cabling cuts the mat out and buys time; it does not remove the roots outside the pipe or close the joint, which is why the blockage returns on a fairly predictable cycle.
A camera inspection is what turns that cycle into a decision. It shows whether you have a root problem at sound joints, a bellied section holding water, or a pipe that has begun to collapse, and those three have completely different answers, ranging from periodic maintenance to lining the run to replacing it.
On a partly repiped house there is usually a point where old galvanised steel is joined to newer copper, and if those two metals were connected directly the joint has been corroding ever since. Dissimilar metals in contact with water form a small electrochemical cell; the steel gives up material to protect the copper, and the joint closes with corrosion product and eventually weeps. A dielectric union or a brass transition fitting is what prevents it, and plenty of past work skipped one.
These joints are worth locating on any house with mixed supply materials, because they are a predictable failure point rather than a random one. Commonly at the water heater connections, at the main entry, and wherever a bathroom was modernised in isolation. The same reasoning applies to a steel tank fitted with copper connections. Fixing an accessible transition is inexpensive; discovering it inside a wall after it lets go is not.

Concentrated 1940s wartime-era housing with original galvanised supply. Cast iron drainage of the same vintage, rusting from the inside.
Treated municipal supply, tested to standard, so the answer for Sandston is mostly reassuring. The one thing worth knowing is that it runs moderately hard, which is an equipment-life issue rather than a health one. Anything beyond that is a matter of taste, and carbon filtration handles taste cheaply.
Manageable, but not to be ignored. Sandston gets enough freezing nights each winter to split an unprotected outdoor tap, and the damage usually surfaces in spring when someone opens it and the water goes into the wall instead of out of the spout.
Municipal collection serves Sandston. What matters locally is the age of the lateral between your house and the main. Older clay lines with open joints under mature trees are where the recurring blockages come from.
Find your main shutoff and confirm it turns, then work out whether the problem is one fixture or all of them. That single distinction narrows most calls immediately, and a working shutoff is what limits the damage if something lets go.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
