Beaverdam is rural northwestern Hanover. Farmland and woodland with houses on large parcels and no municipal service across most of it.

Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
What actually fails in Beaverdam is fairly predictable: a pressure tank losing its air charge and driving the pump into short cycling or a drain field asked to take more water than the soil will accept. We say that not to guess at your property but because the local pattern is strong enough to be worth stating, and the build date is what tells us where in the pattern you sit.
This is old Hanover farm country, and a good number of the houses had a hand pump before they had plumbing. The pipe runs follow the order the rooms were added rather than any plan, which is why access is usually the larger part of the bill.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Greater Richmond page. This page covers what is specific to Beaverdam.

Well depth, pump setting, tank size and the date of the last service, on one sheet of paper near the tank. Very few Beaverdam properties have it, and having it turns a diagnostic visit into a repair visit.
Tell us where and what. We can usually name the likely cause on the call.
Common problems
Recurring local problems, and the page that covers each.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
A short description usually narrows it to two or three causes.
In practice
The two topics Beaverdam callers most often want explained at length.
Sand or fine grit at the aerators is not a nuisance to be filtered away and forgotten. It usually means one of three things: the well screen has failed, the pump is set low enough to be drawing from the accumulated sediment at the bottom of the bore, or the casing has a breach admitting material from the formation. Each of those is a structural matter, and each gets worse rather than better.
Meanwhile the grit itself does mechanical damage on its way through. Scoring pump impellers, cutting valve seats so taps drip, and settling in the base of the water heater. A sediment filter ahead of the house protects the fixtures and is worth fitting, but treat it as a symptom control while the cause gets diagnosed, not as the repair. Raising the pump a few feet is sometimes the entire fix.
Every permitted septic system in Virginia has a file with the local health department, and that file usually contains the tank size, the field layout, the soil evaluation and the location of the designated reserve area. It costs nothing to request. Having it on hand means a pumper is not probing the lawn to find the tank lid, and it means you know where not to build.
That last point is the one that catches people. The reserve area is the land set aside for the replacement field the property will eventually need, and it only works if it stays undisturbed. Once a garage, a pool, a paddock or a stand of trees occupies it, the property has quietly lost its cheapest future option, and the replacement becomes an engineered system at several times the cost. Check the file before any outbuilding goes in.

Questions
Yes. Beaverdam is covered 24 hours a day, along with Beaumont, Ashland, Glen Allen, Lanexa, Maidens and the rest of Greater Richmond. If your address sits just outside Beaverdam itself, ring anyway; coverage is wider than any list of place names.
Farmhouses plumbed room by room as they were extended, with pipe routed by convenience. Hard Piedmont well water scaling heaters and stiffening valves over years.
Most Beaverdam properties draw from a private well, so it depends on your own well rather than on any utility. Wells here typically draw from bedrock and are frequently hard, often with iron alongside it. Nobody tests it but you, so a laboratory panel is the only real answer.
Enough to matter once or twice a winter. Around Beaverdam the risk concentrates in the obvious places, outdoor taps, garages, and any run against an exterior wall, and disconnecting the hoses in November removes most of it for nothing.
Almost entirely septic here. Worth knowing that the local health department holds the permit file for every system, tank size, field layout and the designated reserve area, and that file is free to request, which is a great deal easier than probing the lawn for a lid when something goes wrong.
Three things, all free. Whether the pump breaker has tripped, what the pressure gauge reads, and whether the pump is short cycling. If it is cycling every few seconds, switch it off at the breaker. That single action protects an expensive component from a cheap fault.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
Independent licensed professionals working locally. Nova Plumbing Connect is a referral service. We connect you with a contractor and they are responsible for the work they carry out. We do not perform plumbing work ourselves.
