One number, the whole state

Plumbing help anywhere in Virginia, without the hunt for a phone number

Virginia is not one plumbing market. A 1920s brick house in the Fan sits on a very different set of pipes than a 2015 subdivision in Spotsylvania, and both are a world away from a Franklin County place on a well with a crawl space you have to crouch to enter. Finding somebody who actually understands the house you are standing in usually means calling five numbers and waiting for three of them to ring back.

That is the part we take off your hands. Tell us what is happening and where you are, and we connect you with an experienced local plumbing pro who already works your community. Someone who knows the housing stock, the water source, and what the ground does when you dig it in February.

We cover all six regions of the state, 180 cities, towns and unincorporated communities, from Arlington to Bristol, so the answer to do you cover us? is almost always yes.

Where you are

Six regions, six different jobs

Pick your part of the state and you will find every community we cover there, with the plumbing conditions that are actually typical of it.

Northern Virginia

Dense, high-value and often older housing. Basements are common here in a way they are not statewide, and pre-war city blocks sit next to enormous 1970s. 90s suburban belts.

49 communities

Fredericksburg Corridor

An independent city with a genuinely old core, ringed by some of the fastest subdivision growth in Virginia. Slab and crawl space construction side by side, municipal in town and septic outside it.

13 communities

Greater Richmond

Historic city fabric with cast iron and clay still in the ground, wrapped in Henrico, Hanover and Chesterfield suburbs spanning six decades of building practice.

21 communities

Hampton Roads

Low elevation and a high water table change how excavation, sewer work and under-slab repairs are done. Groundwater is a factor here that simply is not inland.

7 communities

Shenandoah & Piedmont

Valley and hunt-country communities where well pumps, pressure tanks and septic drain fields are ordinary, and where the nearest supply house may be half an hour away.

37 communities

Southside & Southwest

The Roanoke and New River valleys, the Bedford and Franklin lake country, and the Henry County towns. Small-town and rural plumbing, with long service lines and older water heaters.

Know your house

Crawl space, basement or slab, and where the water comes from

Two things decide most of what happens on a Virginia plumbing call before anyone opens a toolbox: what is under your floor, and whether your water comes from a municipal main or your own well. Everything from how a leak announces itself to what the repair costs follows from those two facts.

If you know which of these three you have, you already understand half of what the plumber will tell you.

Foundation type

Crawl space

Common across most of the state. Supply and drain lines run under the floor in open air, which makes them reachable, but also means a pinhole leak can drip onto the ground for weeks before a floor feels soft or a bill looks wrong. Crawl spaces hold humidity too, so a "leak" is sometimes condensation on a cold line. Access height, standing water and old insulation all change how long a repair takes.

Foundation type

Basement

Widespread in Northern Virginia and parts of the Piedmont, and present in older Richmond neighbourhoods. The good news is that most of the plumbing is visible and standing-height, so leak detection is faster and repairs are cleaner. The trade-off is that when something lets go, you are watching it fill a finished room. Basement homes also put the main shutoff and often the water heater inside living space, which is worth knowing before an emergency.

Foundation type

Slab

Dominant in newer subdivisions and common in parts of Hampton Roads. Supply lines can run inside or beneath the concrete, so a leak shows up as a warm patch of floor, an unexplained running sound, or a water bill with no visible cause. Locating it takes equipment rather than a flashlight, and the repair choice is usually between opening the slab at one point or rerouting the line overhead. Neither is a bad answer; they suit different houses.

Water source

Municipal water and sewer

Standard in the cities and inside most town boundaries. Your responsibility generally starts at the meter or curb stop and runs to the house, which is why a main water line leak between the street and the wall is yours to fix. On the drain side, the sewer lateral from house to main is normally the homeowner's, and in older neighbourhoods that lateral may still be clay with tree roots working the joints.

Water source

Well and septic

Normal outside municipal boundaries across the Piedmont, the Shenandoah Valley and Southside. A plumber handles the pressure tank, the pressure switch, the house-side supply and the drain lines out to the tank. Well drilling and permitting, and septic pumping and inspection, are separate trades. We will tell you plainly when your problem belongs to one of them instead.

Water source

Pressure and hardness

High static pressure from a municipal main quietly shortens the life of fill valves, supply hoses and water heaters, and a failed regulator is a common culprit behind a run of unrelated-looking failures. Hardness varies considerably around the state, so softening genuinely helps some households and does very little for others.

Four real seasons

What each part of the Virginia year does to plumbing

Virginia gets genuine winter and genuinely humid summers. Neither is extreme, and that is exactly why they catch people out. The risk is normal, recurring and easy to forget about until the day it lands.

Winter

Freeze

Cold snaps reach every part of the state most years. The pipes that fail are the exposed ones: crawl space runs, garage walls, exterior-wall kitchen lines and hose bibs left connected to a hose. Prevention is cheap. Insulation, a disconnected hose, a cracked cabinet door on the coldest nights. When a line does freeze, thawing it wrongly is how a freeze becomes a flood.

Spring

Thaw and storms

Splits caused in January often only announce themselves when everything warms and water starts moving again. Heavy spring rain raises the water table, pushes groundwater into cracked sewer laterals, and makes any excavation messier. It is also when root growth resumes and a drain line that limped through winter finally stops.

Summer

Humidity

In a humid Virginia summer, cold supply lines sweat heavily in crawl spaces and basements, and the drips look exactly like a leak. Some are, some are not, and telling the difference saves money. Summer is also peak season for outdoor spigots, irrigation tie-ins and houses full of guests overloading a marginal drain.

Autumn

Preparation

The quietest and most useful season. Flushing sediment from a water heater, clearing a slow drain before it is a blocked one, insulating the crawl space runs and shutting off outdoor lines take an hour between them and prevent the calls that come at 1am in January. If you book plumbing once a year, book it in October.

Frozen Pipe? Call Now

In a cold snap we prioritise no-water and burst-line calls over everything else.

How it works

Three steps, and none of them are a form

You call and describe it

Plain language is fine. Where the water is, when it started, whether you have shut anything off. If it is urgent we will stay on the line and walk you through stopping the damage first.

We match you to a local pro

Someone who covers your community and has worked houses like yours. Right foundation type, right water source, right era of pipe. You get the timing window and the pricing basis before anyone drives out.

The work gets done and priced upfront

The plumber diagnoses, explains what they found and what the options are, and gives you a price before starting. No hidden fees added at the end, and a workmanship guarantee on what was completed.

Book Same-Day Service

Most daytime calls in the metros are scheduled for the same day.

Before you call

Questions we get asked most

If water is actively running

Shut off the main before you do anything else, then call. Every minute of running water is drywall, flooring and insulation. If you have never found your main shutoff, that is the first question we will ask, and we will help you locate it on the phone.

In and around Virginia's larger metros, same-day is normal and emergency calls are usually the first thing a plumber reroutes to. In smaller Piedmont, Shenandoah and Southside communities the drive is longer, so the honest answer depends on where you are and what else is running that day. Call and we will tell you a realistic window rather than a comfortable one.

You get pricing before any work begins, so nothing is a surprise. Whether a diagnostic or trip charge applies depends on the job, the distance and the time of day, and the plumber will tell you on the phone before anyone is dispatched. We do not advertise a price we cannot stand behind sight unseen.

Yes. Burst pipes, sewage backing up into a tub and water running under a house do not wait for business hours, and neither does the phone line. Overnight and holiday response costs more than a Tuesday morning appointment, and you will be told that clearly before a plumber is sent.

An independent local plumbing professional in your area. We are the connector, not the crew. That is deliberate: a plumber who already works your county knows whether the houses on your street sit on crawl space or slab, whether the neighbourhood is on municipal sewer or septic, and which sewer laterals in town are still clay.

If water is spreading, shut off the cold supply valve on top of the heater, or the main if you cannot find it. Kill power to an electric unit at the breaker, or turn a gas unit to pilot or off. Then call. Do not try to drain a full tank yourself while it is still hot.

In a basement home it is usually on the wall where the service line enters, often near the front of the house. In a crawl space home it may be just inside the crawl or in a utility closet. On slab homes it is frequently in a garage or exterior wall. There is also a curb stop at the street on municipal water. Find yours before you need it.

Yes, for the plumbing side. Pressure tanks, well pump wiring at the tank, pressure switches, house-side supply, and the drain lines running out to a septic tank are ordinary work across the Piedmont, Shenandoah Valley and Southside. Septic tank pumping and septic inspection are a different trade and we will say so rather than take the call.

Neither, exactly. It is a referral service. You call one number, describe the problem, and we connect you with an independent local plumbing professional who covers your community. The work itself is performed and warranted by that contractor, not by us.

Call anyway and describe it. Water you cannot stop, sewage coming up through a floor drain, no water at all in winter, or a gas smell are all call-now situations. A slow drain or a dripping outdoor spigot usually is not. We would rather talk you out of an after-hours rate than let a small leak run under a house for a week.

Still not sure what you are looking at? Describing it out loud on the phone usually gets you an answer in two minutes.
