Penhook is a rural Franklin County community on the southern side of Smith Mountain Lake, mixing farm land with lake housing.
What is happening, and where. We will put you in touch with an independent licensed professional who already works in Penhook.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Across Penhook the recurring items are pipe in an uninsulated crawl space under a house that stood empty through a cold snap, a pressure tank losing its air charge and driving the pump into short cycling, or a drain field asked to take more water than the soil will accept. Every one of those is a consequence of local building practice rather than of anything a household did, and knowing which era a house belongs to rules most of the list out immediately.
Steep lake lots put the drain field above or below the house rather than beside it, which usually means a pump moving effluent uphill. That pump can fail silently for weeks before anything shows inside the house.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Southside & Southwest page. This page covers what is specific to Penhook.

A submersible pump is cooled by the water around it. If it is running and delivering nothing, switch it off at the breaker before anything else. Running dry destroys one in hours, and that turns a diagnosis into a replacement.
Give us the address and the symptom and we will take it from there.
Common problems
The local shortlist, matched to where it leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| A tap that gives nothing on a cold morning | A frozen line, and possibly one already split | Frozen pipe repair |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |

In practice
Two local issues worth understanding before you need someone out.
A drilled well is a straight route from the surface into the aquifer, and the only thing closing that route is the sanitary cap on top of the casing and the grout seal around it. A cracked cap, a missing screened vent, or a casing that finishes flush with the ground rather than a foot above it lets surface water, insects and small animals straight in, and that is the origin of most bacteria results on wells that have never had a problem before.
Look at it once a year. The casing should stand proud of the surrounding grade, the ground should slope away from it, the cap should be intact and bolted down, and nothing should be stacked against it. Keep fuel, fertiliser, pesticide and livestock well away from the head, and never let a hose end sit in a puddle or a stock trough, because a pressure drop can pull that water backwards into the plumbing.
There are two defensible ways to leave a house through a Virginia winter and one common mistake. You can keep it heated above freezing, which costs money but leaves the plumbing in normal service. Or you can winterise it: close the main, drain the system from the lowest point, empty the water heater, blow the lines down if possible, and put non-toxic antifreeze in the traps and toilet bowls so they do not crack. The mistake is the middle course, heat turned down to fifty and nobody visiting, which fails the moment the heating does.
If a property is left heated, it wants two things a thermostat cannot provide: someone checking it during a cold spell, and an alarm that reports a low temperature or the presence of water while there is still time to act. Cellular or wifi sensors cost very little now. The alternative is measured in weeks of running water through a floor, which is the single most expensive thing that happens to seasonal housing.

Sloping lots requiring pump-fed drain fields rather than gravity distribution. Effluent pumps that fail without any symptom until the tank backs up.
It depends entirely on your own bore, and there is no utility report to fall back on in Penhook. What we can say is that bedrock wells here are frequently hard, often with iron alongside. Test first and buy second. A softener does nothing for bacteria, a UV lamp does nothing for iron, and a carbon filter does nothing for hardness, so the panel is what decides which you need.
A genuine design factor rather than an occasional nuisance. Penhook holds below freezing for days at a time, and duration is what does the damage. A short cold night is survivable, a long spell finds every gap in the insulation. Properties standing empty through a cold snap are the ones that split, because nobody is there to notice.
Septic across most of Penhook, which puts the whole system inside your property line and outside anyone else's inspection regime. The one number worth having is the measured sludge depth at each pumping, because a few years of those readings sets your true interval far better than a rule of thumb.
Look at the wellhead and the tank, in that order. The casing should stand proud of the ground with an intact cap, and nothing should be pooling around it. Then at the tank: note the gauge reading and whether the pump cycles rapidly under a running tap, because rapid cycling is a tank fault and it destroys pumps while you wait.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
