Moneta sits at the heart of the Smith Mountain Lake area, where a large share of the housing was built as vacation property from the 1970s onward and much of it is now occupied year-round.
What is happening, and where. We will put you in touch with an independent licensed professional who already works in Moneta.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Ask what goes wrong in Moneta and the answer is usually pipe in an uninsulated crawl space under a house that stood empty through a cold snap, a pressure tank losing its air charge and driving the pump into short cycling, or a drain field asked to take more water than the soil will accept. The pattern follows the housing rather than the address, so the useful opening question is when the place was built and what the pipe looks like where it is visible.
Houses built as weekend places and later lived in full-time frequently have plumbing that was never specified for a Virginia winter.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Southside & Southwest page. This page covers what is specific to Moneta.

A submersible pump is cooled by the water around it. If it is running and delivering nothing, switch it off at the breaker before anything else. Running dry destroys one in hours, and that turns a diagnosis into a replacement.
The street and the symptom are enough to start narrowing it down.
Common problems
What the common local symptoms usually turn out to be.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| A tap that gives nothing on a cold morning | A frozen line, and possibly one already split | Frozen pipe repair |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |

In practice
Detail on two local questions that are hard to cover properly over the phone.
Freeze damage is one of the few plumbing failures that is almost entirely preventable, and the prevention is unglamorous. Disconnect and drain every hose in November. A hose left attached traps water in the tap body where it cannot drain, and that is how the great majority of outdoor taps split. Close any interior shutoff serving an outdoor tap and leave the tap open through the winter so the section between them stays empty.
Then insulate what crosses unheated space: crawl spaces, garages, outbuildings and any run against an exterior wall. Foam covers on taps help a little and cost little, but they will not save a tap full of trapped water on a hard night. If a tap has frozen once it will freeze again, and replacing it with a correctly pitched frost-free sillcock ends the problem permanently.
A septic system has one cheap component and one expensive one. The tank can be pumped for a few hundred dollars; a failed drain field is a five-figure project needing soil evaluation, health department permitting and suitable land. Everything worth doing in septic care exists to protect the second with the first.
Sludge and scum accumulate inside the tank until they reach the outlet baffle, and once solids start travelling out to the field they clog the soil pores permanently. Damage that pumping afterwards cannot reverse. Three to five years is the normal interval, sooner for a large household, a smaller tank, or a house with a garbage disposal. Ask the pumper to measure the sludge and scum depths each visit and keep the record; a few years of measurements sets your true interval far better than a rule of thumb.

Lake housing originally built for seasonal use, much of it now year-round. Uninsulated crawl spaces and supply runs on the older lake properties.
It depends entirely on your own bore, and there is no utility report to fall back on in Moneta. What we can say is that bedrock wells here are frequently hard, often with iron alongside. Test first and buy second. A softener does nothing for bacteria, a UV lamp does nothing for iron, and a carbon filter does nothing for hardness, so the panel is what decides which you need.
A genuine design factor rather than an occasional nuisance. Moneta holds below freezing for days at a time, and duration is what does the damage. A short cold night is survivable, a long spell finds every gap in the insulation. Properties standing empty through a cold snap are the ones that split, because nobody is there to notice.
Septic across most of Moneta, which puts the whole system inside your property line and outside anyone else's inspection regime. The one number worth having is the measured sludge depth at each pumping, because a few years of those readings sets your true interval far better than a rule of thumb.
Look at the wellhead and the tank, in that order. The casing should stand proud of the ground with an intact cap, and nothing should be pooling around it. Then at the tank: note the gauge reading and whether the pump cycles rapidly under a running tap, because rapid cycling is a tank fault and it destroys pumps while you wait.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
