Northern Virginia · Prince William County
Woodbridge is one of the largest communities in Prince William County, built out across several decades with substantial 1970s through 1990s development and much newer building since.

Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
What actually fails in Woodbridge is fairly predictable: fixtures worn out by a duty cycle several times ordinary domestic use or a polybutylene fitting letting go inside a wall with no warning. We say that not to guess at your property but because the local pattern is strong enough to be worth stating, and the build date is what tells us where in the pattern you sit.
Woodbridge spans the whole polybutylene window and both sides of it, so the build year is the first question.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Northern Virginia page. This page covers what is specific to Woodbridge.

Close every fixture, note the meter, wait, look again. Movement means water is escaping somewhere on your side of it, and that test catches a service line leak long before the ground gets soft.
Give us the address and the symptom and we will take it from there.
Common problems
The local shortlist, matched to where it leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure at every tap | A regulator, the service line, or old supply pipe | Water pressure regulator |
| A stain spreading on a ceiling | A supply fitting failing inside the floor structure | Leak detection |
| More than one drain slow at once | A line problem rather than a fixture problem | Drain cleaning |
| Drains slowing in a kitchen that trades | Grease coating the line, not a blockage | Hydro jetting |
| No hot water, or not enough of it | A heater fault, or a capacity mismatch | Water heater repair |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
Say what you are seeing and we will tell you the likely cause locally.
In practice
Two local issues worth understanding before you need someone out.
The material under the front garden depends almost entirely on when the line was laid, and each type fails in its own way. Galvanised steel closes up with internal rust and starves the house of flow. Copper, common mid-century, is generally excellent but corrodes from outside in aggressive soil, producing pinholes. Polybutylene turns up on service lines from the late seventies to the mid-nineties and is prone to the same oxidative failure as the interior pipe. Modern polyethylene, laid in one continuous coil with no joints between meter and house, is the current standard and by far the most reliable.
Knowing which you have tells you what to expect and what to plan for. A jointless polyethylene line is not worth worrying about. A steel or polybutylene service line is on borrowed time, and replacement is a single day's work that can often be done by pulling a new line through rather than trenching the whole route. The meter test, everything off, watch the dial, is what catches the failure early either way.
Across commercial property, three things generate most emergency calls, and all three are calendar items. Grease in kitchen drain lines, which needs jetting rather than cabling because cabling only bores a hole through the deposit. Backflow assemblies failing their annual certification, which is a legal obligation filed with the water authority. And water heaters, where capacity loss or failure in a food premises is a trading problem rather than a comfort one.
Put those on a schedule with dates and filed reports and the emergency rate mostly disappears. The other thing worth buying once is a valve survey: labelled, exercised isolation valves and a current riser diagram are what turn a building-wide shutdown into a localised repair, and most properties have never had it done.

Questions
Yes. Woodbridge is covered 24 hours a day, along with Dumfries, Occoquan, Lorton, Triangle, Quantico and the rest of Northern Virginia. If your address sits just outside Woodbridge itself, ring anyway; coverage is wider than any list of place names.
Housing spanning the 1960s through the 2000s, including heavy polybutylene-era phases. Large townhouse and multi-family stock with shared risers.
Treated municipal supply, tested to standard, so the answer for Woodbridge is mostly reassuring. The one thing worth knowing is that it runs moderately hard, which is an equipment-life issue rather than a health one. Anything beyond that is a matter of taste, and carbon filtration handles taste cheaply.
Enough to matter once or twice a winter. Around Woodbridge the risk concentrates in the obvious places, outdoor taps, garages, and any run against an exterior wall, and disconnecting the hoses in November removes most of it for nothing.
You are on public sewer, so the treatment end is handled. What is left to you is the lateral between house and main, and a camera survey is inexpensive relative to what it rules out. Trenchless lining and pipe bursting now mean a failing lateral no longer implies a trench the length of the garden.
Start at the meter and the shutoff. Close every fixture and watch the meter dial for a few minutes. Movement means water is escaping on your side of it. Then establish whether it is one fixture or all of them, because that is the distinction that decides what kind of visit this is.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
