Northern Virginia · Independent city
Manassas is an independent city with a genuinely historic old town, mid-century neighbourhoods, and later development, so its housing runs older than the surrounding county subdivisions.
Tell us the street and roughly when the house was built. Those two together rule out more possibilities than any description of the noise.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
In Manassas the short list runs to supply pipe that has closed up internally rather than sprung a leak or roots working into the open joints of a clay lateral. Local building history narrows it that far before anyone looks at a specific property, and it is why two facts, the era of the house and the visible pipe material, settle most calls quickly.
Old Town Manassas plumbing is historic-home work; the surrounding city neighbourhoods are mid-century repipe territory.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Northern Virginia page. This page covers what is specific to Manassas.

That single distinction does more diagnostic work than anything else you can tell us. It separates a cartridge or an aerator from a service line, a regulator, or the pipe itself.
Say the street and the symptom. That is usually enough to narrow it before anyone drives out.
Common problems
The local patterns, and where each one leads.
| You notice | Usually means | Start here |
|---|---|---|
| Pressure that has faded over years | Rust scale closing the bore of old supply pipe | Whole-home repiping |
| A stain spreading on a ceiling | A supply fitting failing inside the floor structure | Leak detection |
| Blockages that come back on a schedule | Roots in the joints of a clay lateral | Root intrusion removal |
| More than one drain slow at once | A line problem rather than a fixture problem | Drain cleaning |
| No hot water, or not enough of it | A heater fault, or a capacity mismatch | Water heater repair |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
Describe it on the phone. Most calls narrow to two or three possibilities before anyone arrives.
In practice
Two things that come up repeatedly on local jobs, in more detail than the phone allows.
On a partly repiped house there is usually a point where old galvanised steel is joined to newer copper, and if those two metals were connected directly the joint has been corroding ever since. Dissimilar metals in contact with water form a small electrochemical cell; the steel gives up material to protect the copper, and the joint closes with corrosion product and eventually weeps. A dielectric union or a brass transition fitting is what prevents it, and plenty of past work skipped one.
These joints are worth locating on any house with mixed supply materials, because they are a predictable failure point rather than a random one. Commonly at the water heater connections, at the main entry, and wherever a bathroom was modernised in isolation. The same reasoning applies to a steel tank fitted with copper connections. Fixing an accessible transition is inexpensive; discovering it inside a wall after it lets go is not.
Galvanised steel supply does not usually leak first. It closes up. Rust tubercles grow inward from the pipe wall until a three-quarter-inch line has the effective bore of a pencil, and no valve, pump or regulator setting can open it back up. The signs are a pressure decline measured in years rather than days, rust-coloured water at the first draw after the house has stood overnight, and hot-side pressure noticeably worse than cold, because the hot side degrades faster.
Once those three are present, the pipe is at the end of its service life and replacement is the only thing that helps. The one sequencing mistake worth avoiding is finishing a bathroom or kitchen renovation on top of it: if walls are open anyway, that is the cheap moment to replace the pipe behind them.

A historic old town with layered plumbing from several eras. Mid-century neighbourhoods with ageing galvanised supply.
Being on the mains in Manassas means the microbiology is somebody else's responsibility, which leaves hardness and taste as the household questions. Hardness here is moderate, and treatment is rarely warranted on those grounds alone. A $15 test strip settles the hardness question before anyone spends anything on equipment.
Not severe, but real. A few hard nights a winter is all it takes around Manassas, and the split usually goes unnoticed until spring because a closed tap does not leak.
Public sewer covers Manassas. The ownership boundary is the point worth remembering: everything from the building to the main is the property owner's, including any blockage or break in it.
Before anything else, locate the shutoff. Then note whether hot, cold or both are affected, and whether it is one room or the whole house. Those answers rule out more than any amount of description of the noise.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
