Occoquan is a very small historic riverside town, with nineteenth-century buildings tight against the Occoquan River and a persistent flood history.
Say the street and what you are seeing. We will put you in touch with an independent licensed professional working locally.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Ask what goes wrong in Occoquan and the answer is usually groundwater finding its way into a crawl space or below-grade space. The pattern follows the housing rather than the address, so the useful opening question is when the place was built and what the pipe looks like where it is visible.
A historic town on a river floods, and repeated flooding is hard on everything below the first floor.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Northern Virginia page. This page covers what is specific to Occoquan.

Whether it is one fixture or all of them. A single slow drain or weak tap is a local fault; the whole house behaving badly is a pressure, pipe or line problem, and they are different visits.
Say the street and the symptom. That is usually enough to narrow it before anyone drives out.
Common problems
The local patterns, and where each one leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure at every tap | A regulator, the service line, or old supply pipe | Water pressure regulator |
| A stain spreading on a ceiling | A supply fitting failing inside the floor structure | Leak detection |
| More than one drain slow at once | A line problem rather than a fixture problem | Drain cleaning |
| A crawl space that never dries out | Groundwater, or a leak feeding it | Crawl space plumbing |
| No hot water, or not enough of it | A heater fault, or a capacity mismatch | Water heater repair |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
Describe it on the phone. Most calls narrow to two or three possibilities before anyone arrives.
In practice
Two things that come up repeatedly on local jobs, in more detail than the phone allows.
Where the water table sits close to the surface, a crawl space is not going to be dry as a matter of course. It is going to be managed. That means knowing whether the moisture is groundwater, surface water finding its way in, or an actual plumbing leak, because the three have different answers and only one of them is a plumber's job.
The plumbing questions are specific: is there a leak feeding it, is the sump system working and does it discharge somewhere useful, and is any supply pipe down there insulated against both freezing and condensation? A pipe sweating in a humid crawl space drips continuously and looks exactly like a leak. Ruling that in or out is a short visit and it saves chasing the wrong problem.
Where groundwater sits high, the sump pump is the only thing keeping it out of the building, and it usually runs for years without anyone looking at it. Then it fails during the storm that was giving it the most work, because that is when the float sticks, the impeller jams, the discharge line freezes or blocks, or the power goes out. All four are common and all four arrive at the worst moment.
Test it twice a year by pouring a bucket of water into the pit and watching the cycle complete. Check that the discharge actually gets water away from the building rather than returning it to the ground next to the footing, and that its outlet is clear and not iced up. Then consider what happens in a power cut, because storms and outages arrive together: a battery backup pump or a water-powered secondary is the difference between a wet floor and a flooded one, and both are cheaper than the carpet.

Questions
Yes. Occoquan is covered 24 hours a day, along with Quantico, Woodbridge, Dumfries, Haymarket, Gainesville and the rest of Northern Virginia. If your address sits just outside Occoquan itself, ring anyway; coverage is wider than any list of place names.
Nineteenth-century buildings with layered plumbing and tight access. Repeated flood exposure from the Occoquan River.
Municipal water in Occoquan is moderately hard and treated, which for most households means no treatment is warranted. If taste rather than hardness is the concern, a carbon filter is inexpensive and effective.
Manageable, but not to be ignored. Occoquan gets enough freezing nights each winter to split an unprotected outdoor tap, and the damage usually surfaces in spring when someone opens it and the water goes into the wall instead of out of the spout.
Municipal collection serves Occoquan. The line between your house and the main is your responsibility, and its condition is worth knowing before it announces itself.
Find your main shutoff and confirm it turns, then work out whether the problem is one fixture or all of them. That single distinction narrows most calls immediately, and a working shutoff is what limits the damage if something lets go.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
