Main Water Line Repair
The service line from the meter to the house, and how failures present.

Northern Virginia · Fairfax County
Oakton mixes older large-lot Fairfax housing with later subdivision infill, giving a wide spread of construction dates on comparatively generous lots.
Describe the symptom and roughly when the house was built. That pair narrows most Oakton calls before anyone drives out.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Around Oakton the same handful recurs: a pressure tank losing its air charge and driving the pump into short cycling, roots working into the open joints of a clay lateral, or a polybutylene fitting letting go inside a wall with no warning. It is worth knowing the list exists, because recognising the likely cause early is usually the difference between a repair and a replacement.
Larger lots often mean longer service lines, and a service line failure presents quite differently from an indoor leak.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Northern Virginia page. This page covers what is specific to Oakton.

What the pressure gauge reads, and whether the pump cycles rapidly while a tap runs. Those two answers separate a cheap tank repair from an expensive pump replacement.
Give us the address and the symptom and we will take it from there.
Common problems
The local shortlist, matched to where it leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| A stain spreading on a ceiling | A supply fitting failing inside the floor structure | Leak detection |
| Blockages that come back on a schedule | Roots in the joints of a clay lateral | Root intrusion removal |
| More than one drain slow at once | A line problem rather than a fixture problem | Drain cleaning |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |

In practice
Two local issues worth understanding before you need someone out.
Look at the pipes entering and leaving the water heater, and at the main shutoff where the line comes into the house. Polybutylene is grey, occasionally silver-grey, soft enough to dent with a thumbnail, and usually stamped PB2110 along its length. Copper is unmistakable. White, red or blue flexible plastic is PEX, a current and entirely sound material. Cream-coloured rigid plastic is CPVC, which ages but is not defective.
If those spots show grey plastic, the whole distribution system is very likely the same, and the conversation is about scheduling rather than diagnosis. There is no repair that restores polybutylene: the failure is oxidative damage to the inner wall from chlorinated water, it is invisible from outside, and patching one failure leaves the rest of the system at the same age and in the same condition.
Clay sewer laterals were laid in short sections with joints every few feet, and those joints open slightly as the ground moves. Roots are drawn to the moisture and nutrients, find the gap, and grow into the pipe, where they form a mat that catches everything passing. Cabling cuts the mat out and buys time; it does not remove the roots outside the pipe or close the joint, which is why the blockage returns on a fairly predictable cycle.
A camera inspection is what turns that cycle into a decision. It shows whether you have a root problem at sound joints, a bellied section holding water, or a pipe that has begun to collapse, and those three have completely different answers, ranging from periodic maintenance to lining the run to replacing it.

A wide spread of construction eras from mid-century through the 1990s. Larger lots with longer private service lines from the meter to the house.
There is no utility answer for Oakton. Almost everything here is on a private well, and hardness varies property to property. Bedrock wells here commonly return hard water and often iron. A panel from a certified lab is what tells you, and local health departments periodically run low-cost clinics.
Manageable, but not to be ignored. Oakton gets enough freezing nights each winter to split an unprotected outdoor tap, and the damage usually surfaces in spring when someone opens it and the water goes into the wall instead of out of the spout.
Municipal collection serves Oakton. What matters locally is the age of the lateral between your house and the main. Older clay lines with open joints under mature trees are where the recurring blockages come from.
Look at the pressure gauge by the tank: note what it reads when the pump starts and stops, and whether the pump is cycling rapidly while a tap runs. If it cycles every few seconds, switch it off at the breaker. That protects the pump from what is usually a much cheaper tank fault.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
