Northern Virginia · Prince William County
Haymarket is a small historic Prince William town with extensive recent development around it, at the western edge of the county's growth.
What is happening, and where. We will put you in touch with an independent licensed professional who already works in Haymarket.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Across Haymarket the recurring items are street pressure quietly taking years off every fixture and appliance, a pressure tank losing its air charge and driving the pump into short cycling, or a drain field asked to take more water than the soil will accept. Every one of those is a consequence of local building practice rather than of anything a household did, and knowing which era a house belongs to rules most of the list out immediately.
A few pre-Civil War buildings at the centre, ringed by subdivisions barely twenty years old. Buildings that predate indoor plumbing entirely stand within sight of houses plumbed in PEX to current code.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Northern Virginia page. This page covers what is specific to Haymarket.

Well depth, pump setting, tank size and the date of the last service, on one sheet of paper near the tank. Very few Haymarket properties have it, and having it turns a diagnostic visit into a repair visit.

Common problems
The local shortlist, matched to where it leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |

In practice
Two local issues worth understanding before you need someone out.
Plumbing installed before mid-century often used fittings no longer permitted, and encountering them is normal rather than alarming. Drum traps, cylindrical, usually under a bath, sometimes with a lid set into the floor, hold a large volume of water, collect debris, and cannot be cleared with a modern cable. S-traps, which drop straight down instead of turning to a vent, siphon themselves dry and let sewer gas into the room. Both worked well enough in their day and both are replaced when the fixture is next opened up.
The venting is the part that matters most and shows least. Whole additions in old houses were plumbed with inadequate venting, which is why fixtures gurgle, drain slowly despite being clear, or let a smell through when another fixture runs. That is not a blockage and cabling will not touch it. Where opening a wall for a proper vent is impractical, an air admittance valve in an accessible location is often the sanctioned remedy. Worth raising specifically, because it is easy to spend money cleaning a drain that was never the problem.
Two arrangements are common on rural Virginia properties. A submersible pump hangs in the bore below the water line, so there is nothing to see above ground except the wellhead, a buried supply line and the pressure tank indoors. A jet pump sits above ground, usually in a basement or well house, and it is the visible motor and pipework people picture when they think of a well pump. Submersibles are the norm on deeper wells and last longer; jet pumps are limited in lift but far easier to reach.
Why it matters on the phone: a jet pump that has lost its prime will run without delivering, and re-priming it is sometimes a homeowner job. A submersible that runs without delivering is either sitting above a dropped water level or has a broken drop pipe, and pulling it needs equipment. Knowing which you have, plus the depth if the drilling record survives, turns a diagnostic visit into a repair visit.

Yes. Haymarket is covered 24 hours a day, along with Quantico, Woodbridge, Dumfries, Gainesville, Nokesville and the rest of Northern Virginia. If your address sits just outside Haymarket itself, ring anyway; coverage is wider than any list of place names.
A very small pre-Civil War core surrounded by recent subdivision development. Buildings that predate indoor plumbing beside houses built to current code.
It depends entirely on your own bore, and there is no utility report to fall back on in Haymarket. What we can say is that bedrock wells here are frequently hard, often with iron alongside. Test first and buy second. A softener does nothing for bacteria, a UV lamp does nothing for iron, and a carbon filter does nothing for hardness, so the panel is what decides which you need.
Enough to matter once or twice a winter. Around Haymarket the risk concentrates in the obvious places, outdoor taps, garages, and any run against an exterior wall, and disconnecting the hoses in November removes most of it for nothing.
Almost entirely septic here. Worth knowing that the local health department holds the permit file for every system, tank size, field layout and the designated reserve area, and that file is free to request, which is a great deal easier than probing the lawn for a lid when something goes wrong.
Three things, all free. Whether the pump breaker has tripped, what the pressure gauge reads, and whether the pump is short cycling. If it is cycling every few seconds, switch it off at the breaker. That single action protects an expensive component from a cheap fault.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
