Chantilly grew hard through the late 1980s and 1990s along the Route 50 and Route 28 corridors, mixing large subdivisions with commercial development.

Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Across Chantilly the recurring items are fixtures worn out by a duty cycle several times ordinary domestic use or a polybutylene fitting letting go inside a wall with no warning. Every one of those is a consequence of local building practice rather than of anything a household did, and knowing which era a house belongs to rules most of the list out immediately.
Late-1980s Chantilly housing sits right in the polybutylene band, and much of it has never been checked.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Northern Virginia page. This page covers what is specific to Chantilly.

Whether it is one fixture or all of them. A single slow drain or weak tap is a local fault; the whole house behaving badly is a pressure, pipe or line problem, and they are different visits.
Give us the address and the symptom and we will take it from there.
Common problems
The local shortlist, matched to where it leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure at every tap | A regulator, the service line, or old supply pipe | Water pressure regulator |
| A stain spreading on a ceiling | A supply fitting failing inside the floor structure | Leak detection |
| More than one drain slow at once | A line problem rather than a fixture problem | Drain cleaning |
| Drains slowing in a kitchen that trades | Grease coating the line, not a blockage | Hydro jetting |
| No hot water, or not enough of it | A heater fault, or a capacity mismatch | Water heater repair |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |

In practice
Two local issues worth understanding before you need someone out.
In most commercial buildings the isolation valves have never been catalogued, and a good number of them no longer turn. The consequence only shows up in an emergency: a failure on one fixture becomes a shutdown of the entire building, because nobody can isolate any smaller section with confidence. That converts a two-hour repair into a day of closed premises, which in most trades costs far more than the plumbing.
The fix is unexciting and permanent. Have every valve located, labelled, exercised and recorded on a simple riser diagram; replace the ones that have seized; and add isolation where a wing, a floor or a tenancy currently has none. Keep the diagram where staff can find it out of hours, and exercise the main valves annually so they still work when needed. It is a scheduled half-day that most buildings have never had, and it changes what every future incident costs.
Look at the pipes entering and leaving the water heater, and at the main shutoff where the line comes into the house. Polybutylene is grey, occasionally silver-grey, soft enough to dent with a thumbnail, and usually stamped PB2110 along its length. Copper is unmistakable. White, red or blue flexible plastic is PEX, a current and entirely sound material. Cream-coloured rigid plastic is CPVC, which ages but is not defective.
If those spots show grey plastic, the whole distribution system is very likely the same, and the conversation is about scheduling rather than diagnosis. There is no repair that restores polybutylene: the failure is oxidative damage to the inner wall from chlorinated water, it is invisible from outside, and patching one failure leaves the rest of the system at the same age and in the same condition.

Heavy late-1980s and 1990s subdivision construction carrying polybutylene. Substantial commercial and light industrial development alongside the housing.
The supply is treated and tested continuously before it reaches Chantilly, so the quality question is largely settled at the plant. Hardness sits in the moderate range, which shortens heater life slowly rather than causing a problem. Your utility publishes an annual water quality report free of charge, and it answers more than any test you would pay for.
Manageable, but not to be ignored. Chantilly gets enough freezing nights each winter to split an unprotected outdoor tap, and the damage usually surfaces in spring when someone opens it and the water goes into the wall instead of out of the spout.
Municipal collection serves Chantilly. The line between your house and the main is your responsibility, and its condition is worth knowing before it announces itself.
Find your main shutoff and confirm it turns, then work out whether the problem is one fixture or all of them. That single distinction narrows most calls immediately, and a working shutoff is what limits the damage if something lets go.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
