Herndon pairs a genuinely old town centre with substantial 1980s and 1990s development around it, so both ends of the plumbing spectrum are present.
What is happening, and where. We will put you in touch with an independent licensed professional who already works in Herndon.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
What actually fails in Herndon is fairly predictable: roots working into the open joints of a clay lateral or a polybutylene fitting letting go inside a wall with no warning. We say that not to guess at your property but because the local pattern is strong enough to be worth stating, and the build date is what tells us where in the pattern you sit.
Herndon's townhouse stock changes the arithmetic. A leak in one unit frequently surfaces in the neighbour's, shutoffs are shared or missing, and the repair needs two households' cooperation before it needs a plumber.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Northern Virginia page. This page covers what is specific to Herndon.

Whether it is one fixture or all of them. A single slow drain or weak tap is a local fault; the whole house behaving badly is a pressure, pipe or line problem, and they are different visits.
Give us the address and the symptom and we will take it from there.
Common problems
The local shortlist, matched to where it leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure at every tap | A regulator, the service line, or old supply pipe | Water pressure regulator |
| A stain spreading on a ceiling | A supply fitting failing inside the floor structure | Leak detection |
| Blockages that come back on a schedule | Roots in the joints of a clay lateral | Root intrusion removal |
| More than one drain slow at once | A line problem rather than a fixture problem | Drain cleaning |
| No hot water, or not enough of it | A heater fault, or a capacity mismatch | Water heater repair |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |

In practice
Two local issues worth understanding before you need someone out.
Clay sewer laterals were laid in short sections with joints every few feet, and those joints open slightly as the ground moves. Roots are drawn to the moisture and nutrients, find the gap, and grow into the pipe, where they form a mat that catches everything passing. Cabling cuts the mat out and buys time; it does not remove the roots outside the pipe or close the joint, which is why the blockage returns on a fairly predictable cycle.
A camera inspection is what turns that cycle into a decision. It shows whether you have a root problem at sound joints, a bellied section holding water, or a pipe that has begun to collapse, and those three have completely different answers, ranging from periodic maintenance to lining the run to replacing it.
On most properties the water utility is responsible up to the meter and the owner is responsible from the meter to the house. That service line is a single run with no redundancy, often buried four feet down, and its failures are easy to miss because the water goes into the ground rather than into the building.
The signs are a soft or unusually green patch in the ground along the run, a drop in pressure that affects the whole house at once, or a meter that creeps with every fixture closed. That last test is worth doing twice a year: close everything, watch the meter dial for fifteen minutes, and if it moves you have a leak on your side of it. Catching a service line early is the difference between a spot repair and a full replacement.

Party-wall and stacked townhouse plumbing where a leak appears in the adjoining unit. In-unit shutoffs often absent or seized, so isolation means shutting off more than one home.
Treated municipal supply, tested to standard, so the answer for Herndon is mostly reassuring. The one thing worth knowing is that it runs moderately hard, which is an equipment-life issue rather than a health one. Anything beyond that is a matter of taste, and carbon filtration handles taste cheaply.
Manageable, but not to be ignored. Herndon gets enough freezing nights each winter to split an unprotected outdoor tap, and the damage usually surfaces in spring when someone opens it and the water goes into the wall instead of out of the spout.
Municipal collection serves Herndon. What matters locally is the age of the lateral between your house and the main. Older clay lines with open joints under mature trees are where the recurring blockages come from.
Find your main shutoff and confirm it turns, then work out whether the problem is one fixture or all of them. That single distinction narrows most calls immediately, and a working shutoff is what limits the damage if something lets go.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
