Northern Virginia · Fairfax County
Annandale is a dense inner-ring Fairfax community built out almost entirely in the 1950s and 1960s, so its housing reached the end of its original plumbing service life at roughly the same moment.
A short description is enough to start. We will connect you with an independent licensed professional covering Annandale.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Most Annandale call-outs come down to roots working into the open joints of a clay lateral or supply pipe that has closed up internally rather than sprung a leak. That list is a product of when and how the area was built, not of any one property, so describing the house is more useful on the phone than describing the symptom alone.
Whole streets in Annandale were plumbed the same year, and they are failing on the same schedule.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Northern Virginia page. This page covers what is specific to Annandale.

Close every fixture, note the meter, wait, look again. Movement means water is escaping somewhere on your side of it, and that test catches a service line leak long before the ground gets soft.
Give us the address and the symptom and we will take it from there.
Common problems
The local shortlist, matched to where it leads.
| You notice | Usually means | Start here |
|---|---|---|
| Pressure that has faded over years | Rust scale closing the bore of old supply pipe | Whole-home repiping |
| A stain spreading on a ceiling | A supply fitting failing inside the floor structure | Leak detection |
| Blockages that come back on a schedule | Roots in the joints of a clay lateral | Root intrusion removal |
| More than one drain slow at once | A line problem rather than a fixture problem | Drain cleaning |
| No hot water, or not enough of it | A heater fault, or a capacity mismatch | Water heater repair |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
Say what you are seeing and we will tell you the likely cause locally.
In practice
Two local issues worth understanding before you need someone out.
A cleanout is a capped access point on the drain line, ideally outside near where the lateral leaves the building. With one, clearing a blockage or running a camera is a matter of unscrewing a cap in the open air. Without one, the same job means pulling a toilet or working through a roof vent, slower, messier, more expensive, and more likely to be attempted with the wrong tool from the wrong direction.
Older Virginia housing frequently has none, or has one that has been buried by decades of landscaping and lost. Fitting or raising one is a small job done in daylight rather than during a backup at nine on a Sunday evening, and it usually pays for itself over two visits. If a property has a recurring lateral problem on any kind of cycle, this is the first thing to sort out, before the next clearing rather than after it.
Galvanised steel supply does not usually leak first. It closes up. Rust tubercles grow inward from the pipe wall until a three-quarter-inch line has the effective bore of a pencil, and no valve, pump or regulator setting can open it back up. The signs are a pressure decline measured in years rather than days, rust-coloured water at the first draw after the house has stood overnight, and hot-side pressure noticeably worse than cold, because the hot side degrades faster.
Once those three are present, the pipe is at the end of its service life and replacement is the only thing that helps. The one sequencing mistake worth avoiding is finishing a bathroom or kitchen renovation on top of it: if walls are open anyway, that is the cheap moment to replace the pipe behind them.

Consistent 1950s and 1960s construction with original galvanised supply. Rust-scaled pipe bores producing the classic slow decline in water pressure.
The supply is treated and tested continuously before it reaches Annandale, so the quality question is largely settled at the plant. Hardness sits in the moderate range, which shortens heater life slowly rather than causing a problem. Your utility publishes an annual water quality report free of charge, and it answers more than any test you would pay for.
Enough to matter once or twice a winter. Around Annandale the risk concentrates in the obvious places, outdoor taps, garages, and any run against an exterior wall, and disconnecting the hoses in November removes most of it for nothing.
You are on public sewer, so the treatment end is handled. What is left to you is the clay lateral between the house and the main, which is where the repeat blockages in Annandale come from. Trenchless lining and pipe bursting now mean a failing lateral no longer implies a trench the length of the garden.
Start at the meter and the shutoff. Close every fixture and watch the meter dial for a few minutes. Movement means water is escaping on your side of it. Then establish whether it is one fixture or all of them, because that is the distinction that decides what kind of visit this is.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
