Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
In Lincoln the short list runs to a pressure tank losing its air charge and driving the pump into short cycling or a drain field asked to take more water than the soil will accept. Local building history narrows it that far before anyone looks at a specific property, and it is why two facts, the era of the house and the visible pipe material, settle most calls quickly.
Nineteenth-century houses here have been replumbed piecemeal for over a century.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Northern Virginia page. This page covers what is specific to Lincoln.

A submersible pump is cooled by the water around it. If it is running and delivering nothing, switch it off at the breaker before anything else. Running dry destroys one in hours, and that turns a diagnosis into a replacement.
Say the street and the symptom. That is usually enough to narrow it before anyone drives out.
Common problems
The local patterns, and where each one leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| A tap that gives nothing on a cold morning | A frozen line, and possibly one already split | Frozen pipe repair |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
Describe it on the phone. Most calls narrow to two or three possibilities before anyone arrives.
In practice
Two things that come up repeatedly on local jobs, in more detail than the phone allows.
Drain fields fail from too much water as readily as from too many solids. A field is sized for a household's daily flow, and exceeding it consistently saturates the soil so it stops accepting liquid, which is what produces soggy ground, unusually green grass over the field, and drains that slow throughout the house at once.
The practical consequences are simple. Spread laundry across the week rather than running eight loads on a Saturday. Fix a running toilet the week you notice it, because one can add several hundred gallons a day to a system built for normal use. And keep roof, driveway and sump discharge directed well clear of the field. Rainwater has no business in a septic drain field.
A working tank already has all the bacteria it needs, arriving continuously from the household. The products sold to add more, or to dissolve the sludge layer, do not remove solids from the tank, and the ones aggressive enough to break up a settled sludge blanket can push that material out to the drain field, which is exactly the outcome the tank exists to prevent. No additive has ever extended a pumping interval in a way that survives measurement.
What genuinely helps costs nothing. Keep fats, coffee grounds, wipes and so-called flushable products out of the system. Go easy on bleach and drain cleaner, which kill the bacteria doing the work. Skip the garbage disposal, or accept a shorter pumping interval if you keep it. And spend the additive money on having the sludge depth measured instead, because that number is what tells you when the tank actually needs emptying.

Nineteenth-century housing with layered plumbing from many eras. Private wells and septic systems on most properties.
Most Lincoln properties draw from a private well, so it depends on your own well rather than on any utility. Wells here typically draw from bedrock and are frequently hard, often with iron alongside it. Nobody tests it but you, so a laboratory panel is the only real answer.
A genuine design factor rather than an occasional nuisance. Lincoln holds below freezing for days at a time, and duration is what does the damage. A short cold night is survivable, a long spell finds every gap in the insulation. Disconnecting every hose in November prevents the majority of outdoor tap failures.
Septic across most of Lincoln, which puts the whole system inside your property line and outside anyone else's inspection regime. The one number worth having is the measured sludge depth at each pumping, because a few years of those readings sets your true interval far better than a rule of thumb.
Look at the wellhead and the tank, in that order. The casing should stand proud of the ground with an intact cap, and nothing should be pooling around it. Then at the tank: note the gauge reading and whether the pump cycles rapidly under a running tap, because rapid cycling is a tank fault and it destroys pumps while you wait.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
