Northern Virginia · Independent city
Alexandria spans more plumbing history than anywhere else in Northern Virginia, eighteenth-century Old Town, dense pre-war neighbourhoods, and post-war and later development in the west end.

Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
The failures that turn up most in Alexandria are supply pipe that has closed up internally rather than sprung a leak or roots working into the open joints of a clay lateral. None of that is a prediction about your house specifically. It is what the local building pattern makes probable, which is why the age of the house is the first thing we ask.
Old Town plumbing is historic-home work: layered materials, plaster walls, and access planning that matters more than the pipe.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Northern Virginia page. This page covers what is specific to Alexandria.

That single distinction does more diagnostic work than anything else you can tell us. It separates a cartridge or an aerator from a service line, a regulator, or the pipe itself.
Tell us where and what. We can usually name the likely cause on the call.
Common problems
Recurring local problems, and the page that covers each.
| You notice | Usually means | Start here |
|---|---|---|
| Pressure that has faded over years | Rust scale closing the bore of old supply pipe | Whole-home repiping |
| A stain spreading on a ceiling | A supply fitting failing inside the floor structure | Leak detection |
| Blockages that come back on a schedule | Roots in the joints of a clay lateral | Root intrusion removal |
| More than one drain slow at once | A line problem rather than a fixture problem | Drain cleaning |
| No hot water, or not enough of it | A heater fault, or a capacity mismatch | Water heater repair |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
A short description usually narrows it to two or three causes.
In practice
The two topics Alexandria callers most often want explained at length.
Galvanised steel supply does not usually leak first. It closes up. Rust tubercles grow inward from the pipe wall until a three-quarter-inch line has the effective bore of a pencil, and no valve, pump or regulator setting can open it back up. The signs are a pressure decline measured in years rather than days, rust-coloured water at the first draw after the house has stood overnight, and hot-side pressure noticeably worse than cold, because the hot side degrades faster.
Once those three are present, the pipe is at the end of its service life and replacement is the only thing that helps. The one sequencing mistake worth avoiding is finishing a bathroom or kitchen renovation on top of it: if walls are open anyway, that is the cheap moment to replace the pipe behind them.
The material under the front garden depends almost entirely on when the line was laid, and each type fails in its own way. Galvanised steel closes up with internal rust and starves the house of flow. Copper, common mid-century, is generally excellent but corrodes from outside in aggressive soil, producing pinholes. Polybutylene turns up on service lines from the late seventies to the mid-nineties and is prone to the same oxidative failure as the interior pipe. Modern polyethylene, laid in one continuous coil with no joints between meter and house, is the current standard and by far the most reliable.
Knowing which you have tells you what to expect and what to plan for. A jointless polyethylene line is not worth worrying about. A steel or polybutylene service line is on borrowed time, and replacement is a single day's work that can often be done by pulling a new line through rather than trenching the whole route. The meter test, everything off, watch the dial, is what catches the failure early either way.

Yes. Alexandria is covered 24 hours a day, along with Arlington, Springfield, Annandale, Falls Church, Fort Belvoir and the rest of Northern Virginia. If your address sits just outside Alexandria itself, ring anyway; coverage is wider than any list of place names.
Genuinely historic Old Town housing with lead, galvanised and cast iron in the same building. Lath and plaster interiors where careless access costs more than the plumbing itself.
Mains supply serves Alexandria, and the water is treated and moderately hard, enough to scale a heater over years, not enough to need treatment in most houses. A hardness test costs very little if you want certainty.
Not severe, but real. A few hard nights a winter is all it takes around Alexandria, and the split usually goes unnoticed until spring because a closed tap does not leak.
Public sewer covers Alexandria. The ownership boundary is the point worth remembering: everything from the building to the main is the property owner's, including any blockage or break in it.
Before anything else, locate the shutoff. Then note whether hot, cold or both are affected, and whether it is one room or the whole house. Those answers rule out more than any amount of description of the noise.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
