Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
The failures that turn up most in Union Hall are a pressure tank losing its air charge and driving the pump into short cycling, a drain field asked to take more water than the soil will accept, or pipe in an uninsulated crawl space under a house that stood empty through a cold snap. None of that is a prediction about your house specifically. It is what the local building pattern makes probable, which is why the age of the house is the first thing we ask.
Lake properties built as cottages and later occupied year-round are the classic winter call here.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Southside & Southwest page. This page covers what is specific to Union Hall.

Note where the needle sits when the pump kicks in and cuts out. Once you know your normal, every future fault is obvious in thirty seconds, and rapid cycling means switch it off at the breaker.
Say the street and the symptom. That is usually enough to narrow it before anyone drives out.
Common problems
The local patterns, and where each one leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| A tap that gives nothing on a cold morning | A frozen line, and possibly one already split | Frozen pipe repair |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
Describe it on the phone. Most calls narrow to two or three possibilities before anyone arrives.
In practice
Two things that come up repeatedly on local jobs, in more detail than the phone allows.
On a modern installation the supply leaves the casing below the frost line through a pitless adapter, so the vulnerable point is not the wellhead at all. It is the pressure tank and the pipework wherever they live. On older properties the connection is often made inside a small well house above ground, and that structure is doing real work: if its heat source fails or its door has been left open, everything in it is exposed.
Worth confirming before winter: that the well house door closes and its insulation is intact, that any heater or heat lamp in there actually works and is not resting against anything combustible, and that the buried line runs deep enough. Virginia frost depth is modest, but a line laid shallow across rock or run through a culvert is effectively above ground. A remote temperature sensor in a well house is a cheap piece of insurance on a property where the alternative is discovering the problem when the taps run dry.
The drain field is the part you cannot replace cheaply, and most of the damage done to it is mechanical rather than biological. Vehicle weight compacts the soil and crushes distribution pipe, so no parking, no turning, no trailers. Structures prevent the evaporation and oxygen exchange the field depends on, so no sheds, patios, pools or raised beds. Tree and shrub roots find the pipe, so grass is the correct planting and the only one.
It is worth knowing where your field and its designated reserve area actually are, and marking them. Virginia health departments hold the permit records, including tank size and field layout, and if a garage or extension has been built over the reserve area the property has quietly lost its future replacement option.

Yes. Union Hall is covered 24 hours a day, along with Troutville, Thaxton, Vinton, Stanleytown, Wirtz and the rest of Southside & Southwest. If your address sits just outside Union Hall itself, ring anyway; coverage is wider than any list of place names.
Lake housing originally built for seasonal use, much now year-round. Uninsulated crawl spaces and exposed supply runs on older properties.
Most Union Hall properties draw from a private well, so it depends on your own well rather than on any utility. Wells here typically draw from bedrock and are frequently hard, often with iron alongside it. Nobody tests it but you, so a laboratory panel is the only real answer.
Winter is a real factor here. Cold in Union Hall arrives in stretches rather than single nights, and that is long enough for an unprotected pipe in a crawl space or garage to freeze through and split. Properties standing empty through a cold snap are the ones that split, because nobody is there to notice.
Septic, for most properties here. The practical point is that Union Hall households own the whole treatment process, and protecting the drain field with a sensible pumping schedule is the entire maintenance strategy.
Two things. Whether the pump runs at all, and whether it is running constantly without delivering water, if it is, kill the power immediately, because a submersible pump is cooled by the water around it and running dry destroys it in hours.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
Independent licensed professionals working locally. Nova Plumbing Connect is a referral service. We connect you with a contractor and they are responsible for the work they carry out. We do not perform plumbing work ourselves.
