Ferrum is a small Franklin County community built around Ferrum College, mixing institutional buildings with rural housing.
Say the street and what you are seeing. We will put you in touch with an independent licensed professional working locally.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
In Ferrum the short list runs to pipe in an uninsulated crawl space under a house that stood empty through a cold snap, fixtures worn out by a duty cycle several times ordinary domestic use, or a pressure tank losing its air charge and driving the pump into short cycling. Local building history narrows it that far before anyone looks at a specific property, and it is why two facts, the era of the house and the visible pipe material, settle most calls quickly.
A college community means institutional buildings with commercial-grade needs alongside rural housing.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Southside & Southwest page. This page covers what is specific to Ferrum.

What the pressure gauge reads, and whether the pump cycles rapidly while a tap runs. Those two answers separate a cheap tank repair from an expensive pump replacement.
Tell us where and what. We can usually name the likely cause on the call.
Common problems
Recurring local problems, and the page that covers each.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| A tap that gives nothing on a cold morning | A frozen line, and possibly one already split | Frozen pipe repair |
| Drains slowing in a kitchen that trades | Grease coating the line, not a blockage | Hydro jetting |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
A short description usually narrows it to two or three causes.
In practice
The two topics Ferrum callers most often want explained at length.
On a modern installation the supply leaves the casing below the frost line through a pitless adapter, so the vulnerable point is not the wellhead at all. It is the pressure tank and the pipework wherever they live. On older properties the connection is often made inside a small well house above ground, and that structure is doing real work: if its heat source fails or its door has been left open, everything in it is exposed.
Worth confirming before winter: that the well house door closes and its insulation is intact, that any heater or heat lamp in there actually works and is not resting against anything combustible, and that the buried line runs deep enough. Virginia frost depth is modest, but a line laid shallow across rock or run through a culvert is effectively above ground. A remote temperature sensor in a well house is a cheap piece of insurance on a property where the alternative is discovering the problem when the taps run dry.
Across commercial property, three things generate most emergency calls, and all three are calendar items. Grease in kitchen drain lines, which needs jetting rather than cabling because cabling only bores a hole through the deposit. Backflow assemblies failing their annual certification, which is a legal obligation filed with the water authority. And water heaters, where capacity loss or failure in a food premises is a trading problem rather than a comfort one.
Put those on a schedule with dates and filed reports and the emergency rate mostly disappears. The other thing worth buying once is a valve survey: labelled, exercised isolation valves and a current riser diagram are what turn a building-wide shutdown into a localised repair, and most properties have never had it done.

Institutional campus buildings with commercial plumbing requirements. Surrounding rural housing on private wells and septic.
On a private well the honest answer is that we cannot know without a test. That said, wells around Ferrum are frequently hard and often carry iron. Test before buying any treatment equipment, because the panel is the specification and a sales demonstration is not.
Harder than most of Virginia. Ferrum gets sustained sub-freezing spells rather than the odd cold night, which is what finds uninsulated crawl-space runs, unheated outbuildings and hose bibs left connected. Properties standing empty through a cold snap are the ones that split, because nobody is there to notice.
Mostly septic. In Ferrum the majority of properties run their own tank and drain field, which makes the pumping interval the single biggest determinant of long-term cost. The tank is cheap to service, the field is not cheap to replace.
Look at the pressure gauge by the tank: note what it reads when the pump starts and stops, and whether the pump is cycling rapidly while a tap runs. If it cycles every few seconds, switch it off at the breaker. That protects the pump from what is usually a much cheaper tank fault.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
