Big Island is a small Bedford County community on the James River with a paper-mill history, set in mountain river country.
What is happening, and where. We will put you in touch with an independent licensed professional who already works in Big Island.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Around Big Island the same handful recurs: fixtures worn out by a duty cycle several times ordinary domestic use, an unprotected run splitting during a hard freeze, or groundwater finding its way into a crawl space or below-grade space. It is worth knowing the list exists, because recognising the likely cause early is usually the difference between a repair and a replacement.
A river-side mill community: older housing, industrial neighbours, and a high water table.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Southside & Southwest page. This page covers what is specific to Big Island.

A hose-thread pressure gauge on the outside tap tells you in thirty seconds whether the house is running above the 80 psi code limit. It is the only plumbing test a homeowner can do completely and accurately.
The street and the symptom are enough to start narrowing it down.
Common problems
What the common local symptoms usually turn out to be.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure at every tap | A regulator, the service line, or old supply pipe | Water pressure regulator |
| A stain spreading on a ceiling | A supply fitting failing inside the floor structure | Leak detection |
| More than one drain slow at once | A line problem rather than a fixture problem | Drain cleaning |
| A tap that gives nothing on a cold morning | A frozen line, and possibly one already split | Frozen pipe repair |
| A crawl space that never dries out | Groundwater, or a leak feeding it | Crawl space plumbing |
| Drains slowing in a kitchen that trades | Grease coating the line, not a blockage | Hydro jetting |
Tell us which one it is and we will say what it usually means here.
In practice
Detail on two local questions that are hard to cover properly over the phone.
Almost every rural freeze call involves water going somewhere nobody was heating: a barn tap, a workshop sink, a well house, a stock waterer, an irrigation line to a garden. These runs get installed with more urgency than planning, often above ground or barely below it, and they are the first things to split when a cold spell settles in, and the last things anyone checks, because no one is standing in the barn at six in the morning.
Deal with them before November. Anything not needed over winter should be isolated at an indoor valve and drained down properly, with the outdoor tap left open. Anything genuinely needed, livestock water, most obviously, wants thermostatic heat tape rated for the job, on a circuit you can verify, plus insulation over the tape rather than under it. And put a shutoff at the building so that when something does let go, the loss is one outbuilding rather than the whole property's supply.
Freeze damage is one of the few plumbing failures that is almost entirely preventable, and the prevention is unglamorous. Disconnect and drain every hose in November. A hose left attached traps water in the tap body where it cannot drain, and that is how the great majority of outdoor taps split. Close any interior shutoff serving an outdoor tap and leave the tap open through the winter so the section between them stays empty.
Then insulate what crosses unheated space: crawl spaces, garages, outbuildings and any run against an exterior wall. Foam covers on taps help a little and cost little, but they will not save a tap full of trapped water on a hard night. If a tap has frozen once it will freeze again, and replacing it with a correctly pitched frost-free sillcock ends the problem permanently.

Yes. Big Island is covered 24 hours a day, along with Bedford, Coleman Falls, Forest, Goode, Lowry and the rest of Southside & Southwest. If your address sits just outside Big Island itself, ring anyway; coverage is wider than any list of place names.
Older mill-era housing with ageing supply and drainage. Proximity to the James raising groundwater on lower parcels.
Treated municipal supply, tested to standard, so the answer for Big Island is mostly reassuring. The one thing worth knowing is that it runs moderately hard, which is an equipment-life issue rather than a health one. Anything beyond that is a matter of taste, and carbon filtration handles taste cheaply.
A genuine design factor rather than an occasional nuisance. Big Island holds below freezing for days at a time, and duration is what does the damage. A short cold night is survivable, a long spell finds every gap in the insulation. Disconnecting every hose in November prevents the majority of outdoor tap failures.
Municipal collection in Big Island. The lateral is the owner's and it has no redundancy, so its condition is worth establishing before it establishes itself. An accessible cleanout outside the building changes what every future visit on that line costs.
Two minutes of looking is worth ten of describing. Confirm the main shutoff turns; check whether the problem is hot, cold or both; and if you have a gauge, read the pressure at the outside tap. Hot-side-only points at the heater or the hot distribution, and that alone halves the search.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
