Shenandoah & Piedmont · Fauquier County
Midland is a small rural Fauquier community south of Warrenton, in farmland along the old rail corridor.

Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Most Midland call-outs come down to a pressure tank losing its air charge and driving the pump into short cycling or a drain field asked to take more water than the soil will accept. That list is a product of when and how the area was built, not of any one property, so describing the house is more useful on the phone than describing the symptom alone.
Iron is the local signature. Wells along this stretch of Fauquier come up iron-bearing often enough that orange staining in the cistern is treated as normal, but the form the iron is in decides which treatment works, and bleach makes it permanently worse.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Shenandoah & Piedmont page. This page covers what is specific to Midland.

Well depth, pump setting, tank size and the date of the last service, on one sheet of paper near the tank. Very few Midland properties have it, and having it turns a diagnostic visit into a repair visit.
Say the street and the symptom. That is usually enough to narrow it before anyone drives out.
Common problems
The local patterns, and where each one leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
Describe it on the phone. Most calls narrow to two or three possibilities before anyone arrives.
In practice
Two things that come up repeatedly on local jobs, in more detail than the phone allows.
A pressure tank holds water behind an air cushion so that small draws, a hand wash, a toilet refilling, are served without starting the pump. When the bladder fails or the air charge is lost, that cushion disappears, the tank fills with water, and the pump starts and stops every few seconds while a tap runs. That is short cycling, and it destroys pumps and pressure switches faster than anything else in a well system.
Checking it takes five minutes: with the pump off and the system depressurised, the air pressure at the tank valve should sit about 2 psi below the cut-in setting. Doing that once a year is the single highest-return maintenance job on a private well, because a $500 tank problem left alone becomes a $2,500 pump problem.
A drilled well is a straight route from the surface into the aquifer, and the only thing closing that route is the sanitary cap on top of the casing and the grout seal around it. A cracked cap, a missing screened vent, or a casing that finishes flush with the ground rather than a foot above it lets surface water, insects and small animals straight in, and that is the origin of most bacteria results on wells that have never had a problem before.
Look at it once a year. The casing should stand proud of the surrounding grade, the ground should slope away from it, the cap should be intact and bolted down, and nothing should be stacked against it. Keep fuel, fertiliser, pesticide and livestock well away from the head, and never let a hose end sit in a puddle or a stock trough, because a pressure drop can pull that water backwards into the plumbing.

Yes. Midland is covered 24 hours a day, along with Upperville, Warrenton, Bealeton, Catlett, Marshall and the rest of Shenandoah & Piedmont. If your address sits just outside Midland itself, ring anyway; coverage is wider than any list of place names.
Iron-bearing bedrock wells with staining in cisterns, on trays and through laundry. Iron bacteria on some properties, needing disinfection rather than filtration.
Most Midland properties draw from a private well, so it depends on your own well rather than on any utility. Wells here typically draw from bedrock and are frequently hard, often with iron alongside it. Nobody tests it but you, so a laboratory panel is the only real answer.
Enough to matter once or twice a winter. Around Midland the risk concentrates in the obvious places, outdoor taps, garages, and any run against an exterior wall, and disconnecting the hoses in November removes most of it for nothing.
Almost entirely septic here. Worth knowing that the local health department holds the permit file for every system, tank size, field layout and the designated reserve area, and that file is free to request, which is a great deal easier than probing the lawn for a lid when something goes wrong.
Three things, all free. Whether the pump breaker has tripped, what the pressure gauge reads, and whether the pump is short cycling. If it is cycling every few seconds, switch it off at the breaker. That single action protects an expensive component from a cheap fault.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
Independent licensed professionals working locally. Nova Plumbing Connect is a referral service. We connect you with a contractor and they are responsible for the work they carry out. We do not perform plumbing work ourselves.
