Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Most Catlett call-outs come down to a pressure tank losing its air charge and driving the pump into short cycling, a drain field asked to take more water than the soil will accept, or pipe in an uninsulated crawl space under a house that stood empty through a cold snap. That list is a product of when and how the area was built, not of any one property, so describing the house is more useful on the phone than describing the symptom alone.
The rail line brought the village and the village brought the older housing, so Catlett has a compact core of ageing houses surrounded by farm parcels, two different plumbing situations within a mile of each other.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Shenandoah & Piedmont page. This page covers what is specific to Catlett.

What the pressure gauge reads, and whether the pump cycles rapidly while a tap runs. Those two answers separate a cheap tank repair from an expensive pump replacement.
Say the street and the symptom. That is usually enough to narrow it before anyone drives out.
Common problems
The local patterns, and where each one leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
Describe it on the phone. Most calls narrow to two or three possibilities before anyone arrives.
In practice
Two things that come up repeatedly on local jobs, in more detail than the phone allows.
A pressure tank holds water behind an air cushion so that small draws, a hand wash, a toilet refilling, are served without starting the pump. When the bladder fails or the air charge is lost, that cushion disappears, the tank fills with water, and the pump starts and stops every few seconds while a tap runs. That is short cycling, and it destroys pumps and pressure switches faster than anything else in a well system.
Checking it takes five minutes: with the pump off and the system depressurised, the air pressure at the tank valve should sit about 2 psi below the cut-in setting. Doing that once a year is the single highest-return maintenance job on a private well, because a $500 tank problem left alone becomes a $2,500 pump problem.
A septic system has one cheap component and one expensive one. The tank can be pumped for a few hundred dollars; a failed drain field is a five-figure project needing soil evaluation, health department permitting and suitable land. Everything worth doing in septic care exists to protect the second with the first.
Sludge and scum accumulate inside the tank until they reach the outlet baffle, and once solids start travelling out to the field they clog the soil pores permanently. Damage that pumping afterwards cannot reverse. Three to five years is the normal interval, sooner for a large household, a smaller tank, or a house with a garbage disposal. Ask the pumper to measure the sludge and scum depths each visit and keep the record; a few years of measurements sets your true interval far better than a rule of thumb.

Questions
Yes. Catlett is covered 24 hours a day, along with Upperville, Warrenton, Bealeton, Marshall, Midland and the rest of Shenandoah & Piedmont. If your address sits just outside Catlett itself, ring anyway; coverage is wider than any list of place names.
A small older village core with ageing supply and waste, ringed by farm properties. Private wells and septic beyond the core, with no service extension in prospect.
Most Catlett properties draw from a private well, so it depends on your own well rather than on any utility. Wells here typically draw from bedrock and are frequently hard, often with iron alongside it. Nobody tests it but you, so a laboratory panel is the only real answer.
Manageable, but not to be ignored. Catlett gets enough freezing nights each winter to split an unprotected outdoor tap, and the damage usually surfaces in spring when someone opens it and the water goes into the wall instead of out of the spout.
Mostly septic. In Catlett the majority of properties run their own tank and drain field, which makes the pumping interval the single biggest determinant of long-term cost. The tank is cheap to service, the field is not cheap to replace.
Look at the pressure gauge by the tank: note what it reads when the pump starts and stops, and whether the pump is cycling rapidly while a tap runs. If it cycles every few seconds, switch it off at the breaker. That protects the pump from what is usually a much cheaper tank fault.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
Independent licensed professionals working locally. Nova Plumbing Connect is a referral service. We connect you with a contractor and they are responsible for the work they carry out. We do not perform plumbing work ourselves.
