Markham is a small rural Fauquier community at the foot of the Blue Ridge, thinly settled with farmland and wooded parcels.

Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Ask what goes wrong in Markham and the answer is usually a pressure tank losing its air charge and driving the pump into short cycling or a drain field asked to take more water than the soil will accept. The pattern follows the housing rather than the address, so the useful opening question is when the place was built and what the pipe looks like where it is visible.
At the foot of the Blue Ridge the temperature drops several degrees below the open Piedmont a few miles east, and cold air settles into the hollows overnight. Properties in the low ground freeze while the ridge above them does not.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Shenandoah & Piedmont page. This page covers what is specific to Markham.

A submersible pump is cooled by the water around it. If it is running and delivering nothing, switch it off at the breaker before anything else. Running dry destroys one in hours, and that turns a diagnosis into a replacement.
Tell us where and what. We can usually name the likely cause on the call.

| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| A tap that gives nothing on a cold morning | A frozen line, and possibly one already split | Frozen pipe repair |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
A short description usually narrows it to two or three causes.
In practice
The two topics Markham callers most often want explained at length.
Two arrangements are common on rural Virginia properties. A submersible pump hangs in the bore below the water line, so there is nothing to see above ground except the wellhead, a buried supply line and the pressure tank indoors. A jet pump sits above ground, usually in a basement or well house, and it is the visible motor and pipework people picture when they think of a well pump. Submersibles are the norm on deeper wells and last longer; jet pumps are limited in lift but far easier to reach.
Why it matters on the phone: a jet pump that has lost its prime will run without delivering, and re-priming it is sometimes a homeowner job. A submersible that runs without delivering is either sitting above a dropped water level or has a broken drop pipe, and pulling it needs equipment. Knowing which you have, plus the depth if the drilling record survives, turns a diagnostic visit into a repair visit.
The drain field is the part you cannot replace cheaply, and most of the damage done to it is mechanical rather than biological. Vehicle weight compacts the soil and crushes distribution pipe, so no parking, no turning, no trailers. Structures prevent the evaporation and oxygen exchange the field depends on, so no sheds, patios, pools or raised beds. Tree and shrub roots find the pipe, so grass is the correct planting and the only one.
It is worth knowing where your field and its designated reserve area actually are, and marking them. Virginia health departments hold the permit records, including tank size and field layout, and if a garage or extension has been built over the reserve area the property has quietly lost its future replacement option.

Cold-air pooling in hollows, giving lower properties harder nights than the slopes above. Fractured-rock wells with yield varying sharply over short distances.
Most Markham properties draw from a private well, so it depends on your own well rather than on any utility. Wells here typically draw from bedrock and are frequently hard, often with iron alongside it. Nobody tests it but you, so a laboratory panel is the only real answer.
A genuine design factor rather than an occasional nuisance. Markham holds below freezing for days at a time, and duration is what does the damage. A short cold night is survivable, a long spell finds every gap in the insulation. Disconnecting every hose in November prevents the majority of outdoor tap failures.
Septic across most of Markham, which puts the whole system inside your property line and outside anyone else's inspection regime. The one number worth having is the measured sludge depth at each pumping, because a few years of those readings sets your true interval far better than a rule of thumb.
Look at the wellhead and the tank, in that order. The casing should stand proud of the ground with an intact cap, and nothing should be pooling around it. Then at the tank: note the gauge reading and whether the pump cycles rapidly under a running tap, because rapid cycling is a tank fault and it destroys pumps while you wait.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
