Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
What actually fails in Gore is fairly predictable: a pressure tank losing its air charge and driving the pump into short cycling or a drain field asked to take more water than the soil will accept. We say that not to guess at your property but because the local pattern is strong enough to be worth stating, and the build date is what tells us where in the pattern you sit.
Wells in this hilly western corner are finished in fractured rock, which means yield is a matter of whether the bore intersected a water-bearing fracture. Two properties a few hundred yards apart can differ by an order of magnitude.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Shenandoah & Piedmont page. This page covers what is specific to Gore.

A failing pressure tank makes a pump behave alarmingly. Most Gore well call-outs that sound like a dead pump turn out to be a tank, which is a fraction of the cost, if it is caught first.

Common problems
Recurring local problems, and the page that covers each.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
A short description usually narrows it to two or three causes.
In practice
The two topics Gore callers most often want explained at length.
The commonest mistake on a well that struggles is fitting a bigger pump. A larger pump does not create water; it draws the well down faster, and a well pumped below its recovery rate delivers air and burns out motors. What matters is three numbers: the static level when nothing is running, the drawdown under sustained pumping, and how fast the well recovers afterwards. Those are measured for free while a pump is out of the hole, and they are worth writing down.
Where demand genuinely exceeds recovery, the answer is storage rather than horsepower. A holding tank with a flow control, so the well refills at its own pace while the house draws from stored water. It is a larger install and a permanent fix, where a bigger pump is a temporary one that ends in a replacement.
Iron announces itself as orange-brown staining in toilet cisterns, on shower trays and through white laundry; manganese does the same in black or grey. Neither is a health concern at the levels normally found, but both are relentless, and no amount of scrubbing keeps ahead of water that deposits fresh stain every day. Chlorine bleach makes iron staining permanently worse, which is why the usual cleaning instinct backfires here.
Treatment depends on which form the metal is in. Dissolved iron in clear water needs oxidation before filtration; water that is already orange out of the tap has oxidised in the pipe and can be filtered directly; and iron bacteria, which leaves a slimy reddish film inside cisterns, needs disinfection rather than filtration. A laboratory panel distinguishes them for a modest fee, and picking equipment without one is how households end up with a filter that does nothing.

Yes. Gore is covered 24 hours a day, along with Middletown, Stephens City, Brucetown, Clear Brook, Cross Junction and the rest of Shenandoah & Piedmont. If your address sits just outside Gore itself, ring anyway; coverage is wider than any list of place names.
Fractured-rock wells with yield decided by fracture luck rather than depth. Low-recovery wells needing storage and flow control rather than a larger pump.
Most Gore properties draw from a private well, so it depends on your own well rather than on any utility. Wells here typically draw from bedrock and are frequently hard, often with iron alongside it. Nobody tests it but you, so a laboratory panel is the only real answer.
Not severe, but real. A few hard nights a winter is all it takes around Gore, and the split usually goes unnoticed until spring because a closed tap does not leak.
Private septic systems throughout most of Gore. Tanks want pumping every three to five years, sooner with a garbage disposal or a large household, and that interval is what keeps solids out of the drain field.
Check the breaker for the pump first, then listen at the tank. A silent pump points at the breaker, the pressure switch or the pump; a running pump with no water at the tap points at a dropped water level or a broken drop pipe, and it should be switched off before anything else.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
