Shenandoah & Piedmont · Clarke County
Boyce is a very small Clarke County town in farm and horse country along the old rail line, surrounded by large agricultural parcels.
Describe the symptom and roughly when the house was built. That pair narrows most Boyce calls before anyone drives out.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Ask what goes wrong in Boyce and the answer is usually a drain field asked to take more water than the soil will accept, scale narrowing a heat exchanger and shortening the life of every valve in the house, or a pressure tank losing its air charge and driving the pump into short cycling. The pattern follows the housing rather than the address, so the useful opening question is when the place was built and what the pipe looks like where it is visible.
Estate and farm properties here have long service lines, outbuildings, and often more than one well.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Shenandoah & Piedmont page. This page covers what is specific to Boyce.

Well depth, pump setting, tank size and the date of the last service, on one sheet of paper near the tank. Very few Boyce properties have it, and having it turns a diagnostic visit into a repair visit.
Give us the address and the symptom and we will take it from there.
Common problems
The local shortlist, matched to where it leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| Scale on fixtures, short heater life | Hard water working on everything downstream | Water filtration & treatment |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |

In practice
Two local issues worth understanding before you need someone out.
A working tank already has all the bacteria it needs, arriving continuously from the household. The products sold to add more, or to dissolve the sludge layer, do not remove solids from the tank, and the ones aggressive enough to break up a settled sludge blanket can push that material out to the drain field, which is exactly the outcome the tank exists to prevent. No additive has ever extended a pumping interval in a way that survives measurement.
What genuinely helps costs nothing. Keep fats, coffee grounds, wipes and so-called flushable products out of the system. Go easy on bleach and drain cleaner, which kill the bacteria doing the work. Skip the garbage disposal, or accept a shorter pumping interval if you keep it. And spend the additive money on having the sludge depth measured instead, because that number is what tells you when the tank actually needs emptying.
A pressure tank holds water behind an air cushion so that small draws, a hand wash, a toilet refilling, are served without starting the pump. When the bladder fails or the air charge is lost, that cushion disappears, the tank fills with water, and the pump starts and stops every few seconds while a tap runs. That is short cycling, and it destroys pumps and pressure switches faster than anything else in a well system.
Checking it takes five minutes: with the pump off and the system depressurised, the air pressure at the tank valve should sit about 2 psi below the cut-in setting. Doing that once a year is the single highest-return maintenance job on a private well, because a $500 tank problem left alone becomes a $2,500 pump problem.

Yes. Boyce is covered 24 hours a day, along with Bluemont, Berryville, Brucetown, Chester Gap, Clear Brook and the rest of Shenandoah & Piedmont. If your address sits just outside Boyce itself, ring anyway; coverage is wider than any list of place names.
Small town housing alongside large surrounding farm and estate properties. Long private service lines and multiple outbuildings on the larger parcels.
There is no utility answer for Boyce. Almost everything here is on a private well, and hardness varies property to property. Limestone geology makes very hard water the norm rather than the exception. A panel from a certified lab is what tells you, and local health departments periodically run low-cost clinics.
Enough to matter once or twice a winter. Around Boyce the risk concentrates in the obvious places, outdoor taps, garages, and any run against an exterior wall, and disconnecting the hoses in November removes most of it for nothing.
Almost entirely septic here. Worth knowing that the local health department holds the permit file for every system, tank size, field layout and the designated reserve area, and that file is free to request, which is a great deal easier than probing the lawn for a lid when something goes wrong.
Three things, all free. Whether the pump breaker has tripped, what the pressure gauge reads, and whether the pump is short cycling. If it is cycling every few seconds, switch it off at the breaker. That single action protects an expensive component from a cheap fault.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
Independent licensed professionals working locally. Nova Plumbing Connect is a referral service. We connect you with a contractor and they are responsible for the work they carry out. We do not perform plumbing work ourselves.
