Northern Virginia · Loudoun County
Waterford is a preserved eighteenth-century village in western Loudoun, a National Historic Landmark district where almost every building predates modern plumbing entirely.
Describe the symptom and roughly when the house was built. That pair narrows most Waterford calls before anyone drives out.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Ask what goes wrong in Waterford and the answer is usually a drain field asked to take more water than the soil will accept or a pressure tank losing its air charge and driving the pump into short cycling. The pattern follows the housing rather than the address, so the useful opening question is when the place was built and what the pipe looks like where it is visible.
The entire village is a National Historic Landmark district, and the buildings are eighteenth and nineteenth-century masonry with no stud bay or cavity to route a pipe through. Method matters more here than materials, and approval covers anything visible from outside.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Northern Virginia page. This page covers what is specific to Waterford.

What the pressure gauge reads, and whether the pump cycles rapidly while a tap runs. Those two answers separate a cheap tank repair from an expensive pump replacement.
Give us the address and the symptom and we will take it from there.
Common problems
The local shortlist, matched to where it leads.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |

In practice
Two local issues worth understanding before you need someone out.
Every permitted septic system in Virginia has a file with the local health department, and that file usually contains the tank size, the field layout, the soil evaluation and the location of the designated reserve area. It costs nothing to request. Having it on hand means a pumper is not probing the lawn to find the tank lid, and it means you know where not to build.
That last point is the one that catches people. The reserve area is the land set aside for the replacement field the property will eventually need, and it only works if it stays undisturbed. Once a garage, a pool, a paddock or a stand of trees occupies it, the property has quietly lost its cheapest future option, and the replacement becomes an engineered system at several times the cost. Check the file before any outbuilding goes in.
A septic system has one cheap component and one expensive one. The tank can be pumped for a few hundred dollars; a failed drain field is a five-figure project needing soil evaluation, health department permitting and suitable land. Everything worth doing in septic care exists to protect the second with the first.
Sludge and scum accumulate inside the tank until they reach the outlet baffle, and once solids start travelling out to the field they clog the soil pores permanently. Damage that pumping afterwards cannot reverse. Three to five years is the normal interval, sooner for a large household, a smaller tank, or a house with a garbage disposal. Ask the pumper to measure the sludge and scum depths each visit and keep the record; a few years of measurements sets your true interval far better than a rule of thumb.

Yes. Waterford is covered 24 hours a day, along with Ashburn, Leesburg, Dulles, Sterling, Hamilton and the rest of Northern Virginia. If your address sits just outside Waterford itself, ring anyway; coverage is wider than any list of place names.

There is no utility answer for Waterford. Almost everything here is on a private well, and hardness varies property to property. Bedrock wells here commonly return hard water and often iron. A panel from a certified lab is what tells you, and local health departments periodically run low-cost clinics.
Manageable, but not to be ignored. Waterford gets enough freezing nights each winter to split an unprotected outdoor tap, and the damage usually surfaces in spring when someone opens it and the water goes into the wall instead of out of the spout.
Mostly septic. In Waterford the majority of properties run their own tank and drain field, which makes the pumping interval the single biggest determinant of long-term cost. The tank is cheap to service, the field is not cheap to replace.
Look at the pressure gauge by the tank: note what it reads when the pump starts and stops, and whether the pump is cycling rapidly while a tap runs. If it cycles every few seconds, switch it off at the breaker. That protects the pump from what is usually a much cheaper tank fault.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
