Sealston is rural King George County. Farmland and woodland with houses on large parcels. There is essentially no municipal service, and properties run their own water and waste.

Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
Around Sealston the same handful recurs: a pressure tank losing its air charge and driving the pump into short cycling or a drain field asked to take more water than the soil will accept. It is worth knowing the list exists, because recognising the likely cause early is usually the difference between a repair and a replacement.
King George sits on the coastal plain, so wells here are finished in sand and gravel aquifers rather than bedrock. That means better yield than the Piedmont and a different set of problems. Sediment, screens and casings rather than fractured-rock recovery.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Fredericksburg Corridor page. This page covers what is specific to Sealston.

Well depth, pump setting, tank size and the date of the last service, on one sheet of paper near the tank. Very few Sealston properties have it, and having it turns a diagnostic visit into a repair visit.

Common problems
Recurring local problems, and the page that covers each.
| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |
A short description usually narrows it to two or three causes.
In practice
The two topics Sealston callers most often want explained at length.
A pressure tank holds water behind an air cushion so that small draws, a hand wash, a toilet refilling, are served without starting the pump. When the bladder fails or the air charge is lost, that cushion disappears, the tank fills with water, and the pump starts and stops every few seconds while a tap runs. That is short cycling, and it destroys pumps and pressure switches faster than anything else in a well system.
Checking it takes five minutes: with the pump off and the system depressurised, the air pressure at the tank valve should sit about 2 psi below the cut-in setting. Doing that once a year is the single highest-return maintenance job on a private well, because a $500 tank problem left alone becomes a $2,500 pump problem.
Two arrangements are common on rural Virginia properties. A submersible pump hangs in the bore below the water line, so there is nothing to see above ground except the wellhead, a buried supply line and the pressure tank indoors. A jet pump sits above ground, usually in a basement or well house, and it is the visible motor and pipework people picture when they think of a well pump. Submersibles are the norm on deeper wells and last longer; jet pumps are limited in lift but far easier to reach.
Why it matters on the phone: a jet pump that has lost its prime will run without delivering, and re-priming it is sometimes a homeowner job. A submersible that runs without delivering is either sitting above a dropped water level or has a broken drop pipe, and pulling it needs equipment. Knowing which you have, plus the depth if the drilling record survives, turns a diagnostic visit into a repair visit.

Yes. Sealston is covered 24 hours a day, along with Ruther Glen, Ruby, Spotsylvania, Stafford, Partlow and the rest of Fredericksburg Corridor. If your address sits just outside Sealston itself, ring anyway; coverage is wider than any list of place names.
Coastal-plain aquifers giving good yield, with sediment and screen condition the usual faults. Sandy soils that drain quickly and generally suit drain fields well.
Most Sealston properties draw from a private well, so it depends on your own well rather than on any utility. Wells here typically draw from bedrock and are frequently hard, often with iron alongside it. Nobody tests it but you, so a laboratory panel is the only real answer.
Enough to matter once or twice a winter. Around Sealston the risk concentrates in the obvious places, outdoor taps, garages, and any run against an exterior wall, and disconnecting the hoses in November removes most of it for nothing.
Almost entirely septic here. Worth knowing that the local health department holds the permit file for every system, tank size, field layout and the designated reserve area, and that file is free to request, which is a great deal easier than probing the lawn for a lid when something goes wrong.
Three things, all free. Whether the pump breaker has tripped, what the pressure gauge reads, and whether the pump is short cycling. If it is cycling every few seconds, switch it off at the breaker. That single action protects an expensive component from a cheap fault.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
Independent licensed professionals working locally. Nova Plumbing Connect is a referral service. We connect you with a contractor and they are responsible for the work they carry out. We do not perform plumbing work ourselves.
