Local pattern

What fails first in Bent Mountain

The building pattern here decides which failures are likely, and that changes the first question.

The failures that turn up most in Bent Mountain are a pressure tank losing its air charge and driving the pump into short cycling. None of that is a prediction about your house specifically. It is what the local building pattern makes probable, which is why the age of the house is the first thing we ask.

At this elevation freeze protection is not optional. It is the difference between a winter and a burst pipe.

Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Southside & Southwest page. This page covers what is specific to Bent Mountain.

Bent Mountain, Southside & Southwest. What a house is made of and when it was built matter more than the address.

Two facts we will ask for

What the pressure gauge reads, and whether the pump cycles rapidly while a tap runs. Those two answers separate a cheap tank repair from an expensive pump replacement.

In practice

Worth knowing in Bent Mountain

The two topics Bent Mountain callers most often want explained at length.

The pipe nobody insulated

Almost every rural freeze call involves water going somewhere nobody was heating: a barn tap, a workshop sink, a well house, a stock waterer, an irrigation line to a garden. These runs get installed with more urgency than planning, often above ground or barely below it, and they are the first things to split when a cold spell settles in, and the last things anyone checks, because no one is standing in the barn at six in the morning.

Deal with them before November. Anything not needed over winter should be isolated at an indoor valve and drained down properly, with the outdoor tap left open. Anything genuinely needed, livestock water, most obviously, wants thermostatic heat tape rated for the job, on a circuit you can verify, plus insulation over the tape rather than under it. And put a shutoff at the building so that when something does let go, the loss is one outbuilding rather than the whole property's supply.

The pressure tank is what protects the pump

A pressure tank holds water behind an air cushion so that small draws, a hand wash, a toilet refilling, are served without starting the pump. When the bladder fails or the air charge is lost, that cushion disappears, the tank fills with water, and the pump starts and stops every few seconds while a tap runs. That is short cycling, and it destroys pumps and pressure switches faster than anything else in a well system.

Checking it takes five minutes: with the pump off and the system depressurised, the air pressure at the tank valve should sit about 2 psi below the cut-in setting. Doing that once a year is the single highest-return maintenance job on a private well, because a $500 tank problem left alone becomes a $2,500 pump problem.

Questions

Plumbing in Bent Mountain, answered

Yes. Bent Mountain is covered 24 hours a day, along with Blacksburg, Bassett, Blue Ridge, Axton, Boones Mill and the rest of Southside & Southwest. If your address sits just outside Bent Mountain itself, ring anyway; coverage is wider than any list of place names.

High elevation with the longest and coldest freezing spells in the Roanoke area. Private wells in fractured mountain rock.

Most Bent Mountain properties draw from a private well, so it depends on your own well rather than on any utility. Wells here typically draw from bedrock and are frequently hard, often with iron alongside it. Nobody tests it but you, so a laboratory panel is the only real answer.

Harder than most of Virginia. Bent Mountain gets sustained sub-freezing spells rather than the odd cold night, which is what finds uninsulated crawl-space runs, unheated outbuildings and hose bibs left connected. Disconnecting every hose in November prevents the majority of outdoor tap failures.

Municipal collection serves Bent Mountain. The line between your house and the main is your responsibility, and its condition is worth knowing before it announces itself.

Look at the pressure gauge by the tank: note what it reads when the pump starts and stops, and whether the pump is cycling rapidly while a tap runs. If it cycles every few seconds, switch it off at the breaker. That protects the pump from what is usually a much cheaper tank fault.

In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.

Independent licensed professionals working locally. Nova Plumbing Connect is a referral service. We connect you with a contractor and they are responsible for the work they carry out. We do not perform plumbing work ourselves.
