Broad Run is a small Loudoun community of scattered rural and semi-rural properties along the Broad Run drainage.
Describe the symptom and roughly when the house was built. That pair narrows most Broad Run calls before anyone drives out.
Local pattern
The building pattern here decides which failures are likely, and that changes the first question.
In Broad Run the short list runs to a drain field asked to take more water than the soil will accept, groundwater finding its way into a crawl space or below-grade space, or a pressure tank losing its air charge and driving the pump into short cycling. Local building history narrows it that far before anyone looks at a specific property, and it is why two facts, the era of the house and the visible pipe material, settle most calls quickly.
Proximity to a watercourse can raise the water table enough to make crawl spaces persistently damp.
Housing eras, water supply, soil and freeze exposure across the wider region are set out in full on our Northern Virginia page. This page covers what is specific to Broad Run.

A submersible pump is cooled by the water around it. If it is running and delivering nothing, switch it off at the breaker before anything else. Running dry destroys one in hours, and that turns a diagnosis into a replacement.
Give us the address and the symptom and we will take it from there.

| You notice | Usually means | Start here |
|---|---|---|
| Low pressure, or pressure that surges | A pressure tank that has lost its air charge | Well pump & water systems |
| No water at all | Pump, switch, or a frozen line depending on the season | Well pump & water systems |
| Slow drains everywhere, or wet ground over the field | A tank due for pumping, or a field at its limit | Septic system plumbing |
| A crawl space that never dries out | Groundwater, or a leak feeding it | Crawl space plumbing |
| Sewage backing up | A main line blockage. Stop using water | Emergency plumbing |

In practice
Two local issues worth understanding before you need someone out.
Where the water table sits close to the surface, a crawl space is not going to be dry as a matter of course. It is going to be managed. That means knowing whether the moisture is groundwater, surface water finding its way in, or an actual plumbing leak, because the three have different answers and only one of them is a plumber's job.
The plumbing questions are specific: is there a leak feeding it, is the sump system working and does it discharge somewhere useful, and is any supply pipe down there insulated against both freezing and condensation? A pipe sweating in a humid crawl space drips continuously and looks exactly like a leak. Ruling that in or out is a short visit and it saves chasing the wrong problem.
A septic system has one cheap component and one expensive one. The tank can be pumped for a few hundred dollars; a failed drain field is a five-figure project needing soil evaluation, health department permitting and suitable land. Everything worth doing in septic care exists to protect the second with the first.
Sludge and scum accumulate inside the tank until they reach the outlet baffle, and once solids start travelling out to the field they clog the soil pores permanently. Damage that pumping afterwards cannot reverse. Three to five years is the normal interval, sooner for a large household, a smaller tank, or a house with a garbage disposal. Ask the pumper to measure the sludge and scum depths each visit and keep the record; a few years of measurements sets your true interval far better than a rule of thumb.

Yes. Broad Run is covered 24 hours a day, along with Bristow, Round Hill, Purcellville, Catharpin, Philomont and the rest of Northern Virginia. If your address sits just outside Broad Run itself, ring anyway; coverage is wider than any list of place names.
Rural and semi-rural properties, many on wells and septic. Proximity to the Broad Run affecting groundwater on lower parcels.
There is no utility answer for Broad Run. Almost everything here is on a private well, and hardness varies property to property. Bedrock wells here commonly return hard water and often iron. A panel from a certified lab is what tells you, and local health departments periodically run low-cost clinics.
Moderate, and that is the trap. Broad Run does not get the sustained cold that makes people prepare, so hoses stay on and outdoor taps stay connected, and one sharp night is enough to split the tap body where the trapped water sits.
Septic across most of Broad Run, which puts the whole system inside your property line and outside anyone else's inspection regime. The one number worth having is the measured sludge depth at each pumping, because a few years of those readings sets your true interval far better than a rule of thumb.
Look at the wellhead and the tank, in that order. The casing should stand proud of the ground with an intact cap, and nothing should be pooling around it. Then at the tank: note the gauge reading and whether the pump cycles rapidly under a running tap, because rapid cycling is a tank fault and it destroys pumps while you wait.
In most cases yes. Emergencies, a burst pipe, sewage backing up, no water at all, are prioritised over scheduled work, and someone is reachable at any hour. For planned work such as a repipe or a water heater replacement, we will normally offer a slot within a few days.
